The Facilities Maintenance Technician is responsible for performing inspections and maintenance, delivering timely repairs, and completing mechanical, electrical, plumbing, and HVAC work to ensure optimal operating performance. The role assists in identifying facility issues and concerns, preparing and producing solutions for facilities projects, and maintaining building systems through routine and preventive repairs. The Facilities Maintenance Technician supports and collaborates with the Facilities Manager to oversee custodial staff, groundskeepers, and external service providers, researches and prepares contract bids, contributes to and supports building renovations, recommends improvements, and maintains ongoing oversight of building equipment and facility maintenance needs to ensure all facilities remain safe, functional, and efficient. This role requires an organized and dependable individual with strong communication skills and the ability to complete tasks accurately and on time. The position supports the team and organization by assisting with day-to-day activities, completing assigned projects, and contributing to efforts that advance organizational goals and uphold core values, while enhancing member/service outcomes. ESSENTIAL JOB FUNCTIONS: • Work closely with Facilities Manager to maintain all credit union facilities., • Respond to service requests and work orders in a timely, courteous, and professional manner., • Perform repairs and preventative maintenance on a wide variety of facilities, equipment, fixtures, and systems including carpentry and painting, as needed., • Install, troubleshoot, repair and maintain facility plumbing, mechanical, HVAC, and electrical systems., • In partnership with physical security officer, provide basic security camera support by replacing batteries and checking connectivity, as needed., • Travel to branch locations to perform routine maintenance, ensure facilities are safe and free of hazards, and complete quarterly Injury and Illness Prevention Program (IIPP) reports., • Monitor all contractor performance and ensure compliance with credit union contracts, including landscaping, janitorial, fire prevention, HVAC, carpet, elevator and vending services; record activities in preventative maintenance logs and programs., • Monitor and adjust Building Maintenance System (BMS). Work with HVAC contractors, as needed., • Utilize standard hand and power tools; manage meeting room setups, moving furniture, materials, and equipment, as required., • Prepare bid specifications and proposals and support implementation and oversight of contracts., • Maintain accurate vendor files for all facility related functions., • Serve as primary point of contact for vendors and contracted staff, coordinate work, inspect completed services for quality and compliance, and proactively resolve contractor issues., • Interact with building tenants and communicate and coordinates building maintenance issues with property management companies., • Order, stock, and maintain facility supplies., • Inspect facilities for cleanliness, safety, and required repairs., • Ensure facility equipment is properly maintained and operating efficiently., • Maintain accurate records related to safety, electrical, HVAC, plumbing, and all other essential facility equipment not limited to preventative maintenance., • Assist the Facilities Manager in developing and supporting a comprehensive annual facilities budget., • Contribute to company innovation and continuous improvement. REQUIRED MINIMUM QUALIFICATIONS: Education: • High school diploma or equivalent, required., • Minimum of six (6) years of hands-on experience including building operation and maintenance, or an equivalent combination of vocational or technical training program., • Experience in skilled labor and building operations required with a working knowledge of electrical, plumbing, HVAC, mechanical, including but not limited to carpentry and all building fire life safety systems., • Strong ability to work effectively with internal stakeholders and external partners to ensure alignment and cooperation., • Excellent oral and written communication skills, required., • Must be proficient in computer programs (e.g., Microsoft Office Suite). PHYSICAL REQUIREMENTS: Physical Requirements: • Bending and Stooping: Frequently bend, stoop, and reach to access equipment, storage areas, and workspaces., • Use of Personal Protective Equipment (PPE): Wear and utilize PPE as required to maintain safety during maintenance tasks., • Climbing: Climb ladders or step stools to perform repairs or inspections at elevated locations., • Driving: Travel frequently, including long distances, to support operational needs., • Emergency Response: Respond promptly to emergency situations, requiring quick physical movement., • Hearing: Hear and comprehend spoken communication in person and via phone; perceives and interprets environmental sounds and alarms to ensure safety, prompt, and appropriate response., • Lifting and Carrying: Lift and carry up to 50 lbs. to move equipment, supplies, furniture, and workstations., • Manual Dexterity: Demonstrate proficient use of hand tools and equipment with strong hand-eye coordination and fine motor skills; perform tasks requiring dexterity, including typing, operating office equipment, and handling documents., • Mobility: Move efficiently throughout office and facility spaces, including stairs and various terrains; extend arms to access supplies, tools, or equipment in cabinets and storage areas., • Standing and Walking: Stand and walk frequently to perform maintenance tasks and respond to requests., • Vision: Read labels, gauges, and computer screens; identify maintenance issues and inspect equipment accurately., • Work Environment: Perform duties in diverse indoor and outdoor environments, potentially exposed to varying temperatures and weather conditions., • Working in Confined Spaces: Operate safely in tight or confined areas, such as attics, crawl spaces, or utility rooms. OTHER INFORMATION: Hours Required: A work schedule of Monday through Friday, generally 8 a.m. to 5 p.m., with some alternate work schedules. This position is not eligible for the credit union's telecommute policy. Travel Requirements: Less than 50% local travel required to support credit union facilities at multiple locations. Work Environment: This position is based in a climate-controlled office environment with ergonomic workstations in a two-story building with an elevator. Subject to standard background noise found in an office environment. Natural light from large windows, supplemented by artificial lighting to ensure a comfortable working atmosphere.
