Job Description Essential Job Duties and Responsibilities: • Enforce all sales- and leasing-related policies and procedures, including those governing fair housing, income eligibility, documentation standards, and audit readiness., • Oversee the successful leasing of available units through structured waitlist pulls, eligibility verification, and compliant unit offers, resulting in new move-ins that maintain or improve budgeted occupancy., • Responsible for planning, developing, and coordinating all aspects of residential leasing and marketing activities for an affordable housing portfolio, with a focus on regulatory compliance, waitlist management, and occupancy stabilization, rather than traditional commission-based sales., • Establish clear goals and performance expectations for direct reports, align performance with departmental objectives, address performance concerns, and hold team members accountable for leasing accuracy, compliance, and resident experience, not just volume., • Provide day-to-day leadership, coaching, guidance, ongoing feedback, and motivation to sales and leasing staff, ensuring consistent adherence to company policies, standard operating procedures, and applicable affordable housing regulations., • Maintain and oversee the sales and leasing tracking database, ensuring accurate documentation, waitlist progression, unit offers, and move-in records in accordance with regulatory requirements., • Proofread and verify documents prepared by sales and leasing staff to ensure accuracy, consistency, and compliance; recommend revisions as needed., • Ensure all supervised employees remain current on required training and maintain a strong understanding of fair housing laws, affordable housing regulations, company SOPs, and the employee handbook., • In the absence of the Director of Sales, attend in-house management meetings and oversee the daily operations of the leasing office, ensuring continuity of service, compliance, and staff accountability., • Act as a resource to the organization by providing training and technical guidance in affordable housing leasing practices, waitlist administration, eligibility screening, and resident-facing communication., • Manage cooperators and applicant inquiries, address complaints professionally and timely, and ensure issues are resolved in a manner consistent with regulatory requirements and organizational standards., • Conduct regular staff meetings to ensure timely communication, reinforce expectations, share updates, and promote engagement and accountability across the leasing team., • Ensure brand integrity across all marketing and resident-facing materials, while aligning messaging with affordable housing guidelines and compliance standards., • Compose, review, and distribute meeting notes, reports, and routine correspondence related to leasing operations and compliance., • HS Diploma or equivalent is required., • College degree, a plus, • 3–5 years of managerial or supervisory experience, preferably within residential property management or affordable housing environments, • At least 1 year of apartment leasing or real estate sales experience, with demonstrated knowledge of New York Homes and Community Renewal (HCR) and other affordable housing regulations, • Experience with Affordable Housing Waitlist Management, leasing compliance, and resident eligibility processes, • 2+ years of experience in a high-volume, customer service environment requiring frequent resident or client interaction, • Strong working knowledge of affordable housing programs and regulatory frameworks (HCR, LIHTC, Section 8, or similar preferred), • Exceptional written and verbal communication skills, with the ability to draft clear, professional correspondence, • Demonstrated problem-solving and crisis intervention skills, including the ability to exercise diplomacy in tense or sensitive situations, • Strong organizational, decision-making, and time-management abilities, with a proven ability to manage competing priorities, • Proficiency in Microsoft Office (Word, Excel, Outlook) and hands-on experience with modern office equipment, • Ability to type a minimum of 50 WPM, • Professional demeanor and appearance, • Bi-lingual skills are a plus Persons performing service in this position classification may routinely exert up to 50 pounds of force to lift, carry, push, pull, or otherwise move objects.
