If you meet the qualifications listed below and are interested, please Apply Now!Position Title: Maintenance MechanicLocation: Orlando FL,32803Duration: Long-TermWork Schedule: 8:00 AM - 5:00 PM (May change) Pay $22.29 hourly on w2 Responsibilities for this position include, but are not limited to:Assists maintenance mechanics with various projects involving plumbing, electrical work, grounds maintenance, and mechanical maintenance; provides backup coverage for maintenance mechanics in the absence of the same.Performs various semi-skilled/manual tasks associated with maintenance of housing unit facilities, which may include repairing plumbing leaks, replacing faucets, replacing toilets/tanks/components, replacing shower heads/valves, replacing sink drainage pipes, unstopping drains, unstopping sewer lines, repairing broken pipes, replacing water heaters, repairing refrigerators, repairing electrical fixtures, replacing circuit breakers, replacing electrical switches/outlets, replacing light fixtures/bulbs, replacing ballasts/transformers, replacing stoves, replacing range hood fans, cleaning/repairing furnaces/heaters, replacing floor/ceramic tile, replacing window/door hardware, replacing cabinet doors/drawers, patching holes in walls, threading pipes, replacing thermostats, replacing smoke detectors, or replacing locks.Performs various general tasks associated with overall property/building maintenance, which may include inspecting condition of apartments, inspecting appearance of grounds, reading meters, replacing meter covers, cleaning roof debris, repairing roof leaks, repairing playground equipment, replacing clotheslines/posts, repairing sprinklers, inspecting fire extinguishers, raising flags, controlling pests, repairing landscaping, cleaning office areas, emptying office trash containers, removing trash from vacant apartments, or picking up and disposing debris/litter.Operates a variety of machinery, equipment, and tools associated with department projects, which may include a utility truck, sewer machine, drill, skill saw, key machine, tile stripper, tile cutter, hack saw, glass cutter, multimeters, shovel, power tools, mechanic tools, or hand tools.Performs general cleaning/maintenance tasks necessary to keep vehicles, equipment, and tools in operable condition, which may include inspecting equipment, checking fluid levels, replacing fluids, greasing equipment, washing/cleaning equipment, and cleaning shop/work areas; monitors equipment operations to maintain efficiency and safety; reports faulty equipment.Transports, loads and unloads various equipment and materials used in projects.Follows safety procedures, utilizes safety equipment, and monitors work environment to ensure safety of employees and other individuals.Prepares or completes various forms, reports, correspondence, or other documents.Receives various forms, reports, correspondence, work orders, manuals, reference materials, or other documentation; reviews, completes, processes, forwards or retains as appropriate.Communicates with supervisor, employees, other departments, tenants, the public, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.Communicates via telephone and/or two-way radio; provides information and assistance; takes and relays messages; responds to requests for service or assistance.Regular attendance in conformance with standards, which may be established by management from time to time, is essential to the successful performance of this position. Knowledge of Job : Has thorough knowledge of the methods, procedures, and policies of the of the Central Maintenance Department as they pertain to the performance of duties of the Maintenance Mechanic. Has knowledge of the principles, practices, policies, and methods of the Housing Authority as they pertain to the performance of duties of the position. Is able to comprehend, interpret, and apply regulations, procedures, and related information. Has knowledge of and/or skill in mechanical, electrical, plumbing, and heating system installation, maintenance, and repair work. Has knowledge of and skill in carpentry methods. Is able to diagnose sources of equipment/system malfunctions and to repair/replace defective parts using a variety of tools. Is able to read and interpret schematics, blueprints, drawings, layouts, and other specifications. Has knowledge of the standard tools, materials, and practices of the trades. Is able to select the proper materials necessary for completion of work. Is skilled in the care and use of required tools and equipment. Has knowledge of the occupational hazards and safety precautions of the trades. Has knowledge of applicable building codes and housing standards. Has knowledge of the specific requirements and policies of the Federal HUD. Has knowledge of general building and grounds maintenance methods and procedures. Is able to follow oral and written instructions.
