Job Description ADORE Homes Field Runner / Site Logistics Coordinator Entry-level. No construction experience required. Campbell, CA + Bay Area job sites. The Short Version If you want to learn how buildings actually get built in California — permits, plans, inspectors, subs, suppliers, the whole machine — this is one of the few jobs that pays you to see all of it from day one. You'll be on the road running our job sites' logistics: materials, plans, permits, photos, documents. You'll walk into a dozen different building departments. You'll meet inspectors. You'll learn what a plan-check correction is and why it matters. Within a year, you'll know more about how Bay Area development works than most people who've been in an office job for five. We're small. There is no layer of middle management between you and the people making decisions. If you're sharp and you follow through, you will be given more. The Details Employer: Sunrise Outstanding Management and Ventures Inc., the project management firm for ADORE Homes, Inc. Home Base: 180 E. Sunny Oaks Ave, Campbell, CA — with daily travel to job sites, suppliers, and building departments across the greater Bay Area Reports To: ADORE Head of Construction Operations and Project Managers Schedule: Full-time, Monday–Friday, 9:00 AM – 6:00 PM; occasional early starts or later finishes to hit deliveries or inspection windows Classification: Non-exempt, hourly; overtime-eligible under California law Pay: $23.00–$25.00/Hour Start Date: Immediate About Us ADORE Homes is a Bay Area design-build builder and developer — licensed California general contractor (CSLB License B #1145340) and licensed HCD dealer. We run multiple projects at any given time across the South Bay, Peninsula, East Bay, and North Bay. We're a small, fast-moving team. Everyone here has a direct hand in keeping projects on schedule, and everyone's work is visible. What You'll Actually Do These are the essential functions of the position: • Run daily pickups and deliveries of materials, tools, hardware, and equipment between suppliers, the office, and job sites; coordinate will-call orders and confirm order accuracy at pickup., • Handle returns, exchanges, and warranty swaps with suppliers; deliver receipts, packing slips, and delivery tickets to the office the same day for job-costing., • Transport plans, blueprints, contracts, permit cards, inspection notices, and other project documents between the office, job sites, architects, engineers, and clients., • Visit city and county building departments to submit applications and revisions, pick up permits and approved plans, pay fees, and check on plan-check or inspection status; report results to the responsible project manager the same day., • Photograph and video each job site at scheduled milestones and on request, from pre-construction through final; upload, tag, and organize all photos and video by project and date in BuilderTrend and ADORE's other proprietary software, following ADORE naming and logging standards., • Meet inspectors, utility representatives, and vendors on site when a project manager is unavailable; relay outcomes and any corrections required., • Keep project managers updated in real time on delivery timelines, errand status, delays, and anything you run into in the field, using company communication tools., • Load and unload materials safely, using hand trucks, dollies, and proper lifting technique., • Keep your vehicle clean and road-ready; log mileage and submit reimbursement documentation., • Follow all site safety rules, wear required PPE, and comply with ADORE's Injury and Illness Prevention Program (IIPP) and Cal/OSHA requirements at all times. Also On The List • Occasional dump, recycling, and debris-box coordination runs., • Stage and deliver small tools and consumables to sites; keep a basic inventory of frequently needed items on hand., • Help with site setup and cleanup as directed (temporary fencing, signage, protection, lockboxes)., • Deliver client welcome packets, keys, and closeout binders., • Support the office with other errands and light administrative tasks as assigned. What You'll Learn Here This is the part most job postings skip. Here's what you'll genuinely walk away with: • How the permit process works end to end — submittal, plan check, corrections, issuance, inspections — across a dozen different Bay Area jurisdictions, each with its own personality., • How to read a set of plans and understand what's being built and why., • How California's housing laws (ADU statutes, SB 9, SB 1123) turn ordinary lots into buildable projects — the actual economics behind what we do., • How a construction schedule holds together, and what happens when one delivery slips., • Real working relationships with inspectors, plan checkers, suppliers, subs, architects, and engineers — the network that makes a career in this industry., • Hands-on use of BuilderTrend and project documentation systems used across the industry. Where This Goes This is a launchpad role, not a dead end. People who do this job well move into project coordination, assistant project management, permit and entitlement work, or estimating. • Direct mentorship from licensed professionals., • OSHA-10 paid for by us., • Support toward additional certifications or licensing after 12 months., • A documented track record: after a year here you'll have worked on dozens of real projects., • Advancement here is based on what you can handle, not how long you've been sitting in the seat. Who We're Looking For You need to be someone who shows up, figures things out, and does what they said they'd do. • Valid California driver's license, a reliable vehicle, current auto insurance, and a driving record acceptable to the company's insurer (verified after a conditional offer of employment)., • Organized and self-directed — you can run a shifting list of 5–10 stops a day without someone checking on you., • Fluent with a smartphone and tablet for photos, navigation, messaging, and project apps; able to pick up BuilderTrend and our proprietary software quickly., • Clear, professional communication — you'll be dealing with permit counter staff, supply yards, inspectors, and clients, and you'll represent us., • Reliable and punctual. This job only works if people can count on you., • Authorized to work in the United States. Nice To Have (Not Required) • Spanish/English bilingual — a real advantage with subcontractors and supply yards., • OSHA-10 certification (or willingness to get it within 90 days, on us)., • Familiarity with Bay Area building departments and permit counters (San Jose, Santa Clara County, San Mateo County, Alameda County, and surrounding cities)., • Forklift, pallet jack, or hand-truck experience., • Any prior construction, supply-yard, warehouse, or delivery experience. Physical Demands and Work Environment With or without reasonable accommodation, the employee must be able to: • Drive for extended periods each day and enter and exit a vehicle frequently., • Lift, carry, push, and pull up to 50 lbs. regularly, and heavier loads with assistance or equipment., • Stand, walk, bend, kneel, climb stairs, and navigate uneven surfaces on active construction sites., • Work outdoors in varying weather and around construction noise, dust, and equipment. The role is performed primarily in a vehicle, on active job sites, at supplier locations, and at government offices, with limited time at the Campbell office. Pay and Benefits Hourly rate: [$23.00–$25.00 per hour]. This position is non-exempt and overtime-eligible. Meal and rest periods are provided in accordance with California law. Benefits: paid time off, holidays, paid sick leave as required by California law, and health, dental and vision insurance contribution. Mileage and business-related phone reimbursement Employment Notices Equal Employment Opportunity. We are an equal opportunity employer. We do not discriminate on the basis of race, color, religion, creed, sex, gender, gender identity or expression, sexual orientation, national origin, ancestry, age, physical or mental disability, medical condition, genetic information, marital status, military or veteran status, reproductive health decision-making, or any other characteristic protected by federal, state, or local law. Driving Record and Background Verification. Because this position requires operating a vehicle, a motor vehicle record check will be conducted after a conditional offer of employment, with the applicant's written authorization and the disclosures required under the Fair Credit Reporting Act and the California Investigative Consumer Reporting Agencies Act. At-Will Employment. Employment is at-will. Either the employee or the company may end the employment relationship at any time, with or without cause or advance notice.
