Why this role matters to our organization: The Senior Surface Landman ensures the successful execution of surface development and operational goals. They will be integral to building and maintaining strong relationships with landowners, regulatory agencies, and internal teams, facilitating smooth land acquisition and operation processes. Their work ensures that projects remain on track, compliant with regulations, and respectful of landowner rights. Summary The Senior Surface Landman is responsible for leading the acquisition, permitting, and management of surface-related agreements and operations, with a primary focus on right-of-way (ROW) acquisition, routing, and corridor management for infrastructure projects. This role primarily involves negotiating easements and right-of-way agreements for pipelines, roads, and utilities in addition to securing Surface Use Agreements (SUAs), conducting land title analysis, negotiating basic agreements, and maintaining positive relationships with landowners and regulatory agencies. The Senior Surface Landman works closely with internal teams, to ensure ROW operations and project execution, compliance with relevant regulations, and helps resolve landowner issues. Job Responsibilities and Essential Functions • Lead right-of-way acquisition efforts for projects, including pipelines, access roads, and corridor management, • Lead efforts to secure Surface Use Agreements (SUAs) and other necessary surface-related agreements with landowners, including complex or sensitive negotiations., • Conduct in-depth research using company and public records to identify land ownership, surface constraints, and title issues, supporting surface and operational decision-making., • Review and analyze land titles to identify discrepancies, surface encumbrances, and risks, and develop recommended corrective actions in coordination with legal and senior management., • Independently negotiate surface agreements with landowners, draft and review documentation, and manage the review and execution process., • Negotiate and secure ROW easements, temporary workspace agreement, and access rights required for construction and operations., • Review, analyze, and manage land-related agreements, amendments, deeds, easements, leases, permits, and licenses with a high level of autonomy., • Collaborate closely with internal departments (including legal, operations, engineering, environmental, and construction teams) to ensure all agreements are in place to support operational needs and project schedules., • Coordinate with survey, engineering, and construction teams to support route selection, staking, and alignment adjustments from ROW projects, • Maintain consistent communication with internal teams, landowners, and regulatory agencies to promote smooth operations and foster positive working relationships., • Take a lead role in addressing landowner concerns and resolving disputes, escalating issues when necessary while minimizing operational impact., • Manage and resolve surface-related issues such as encroachments, damage claims, and property damage settlements., • Oversee and ensure compliance with landowner and regulatory notification requirements, including certified USPS mail and hand deliveries., • Work closely with field personnel to address landowner concerns, resolve surface issues, and support operational efficiency., • Coordinate with reclamation teams and regulatory bodies to ensure surface activities meet environmental, permitting, and operational standards., • Provide guidance and informal mentorship to junior land staff as needed. Education and Experience (required): • Bachelor’s degree in Land Resource Management, Business, or a related field., • 7+ years of experience in surface land management or a similar role within the oil and gas industry., • Proficiency in CARTE and ArcGIS software., • Strong understanding of land titles, agreements, and the curative process., • Excellent negotiation, communication, and interpersonal skills. Education and Experience (preferred): • 10+ years of experience in surface land management or a similar role within the oil and gas industry., • Certification as a Registered Professional Landman (RPL)., • Experience with public hearings, regulatory compliance, and working with agencies such as the Bureau of Land Management (BLM) and local government bodies., • Familiarity with environmental and reclamation processes. Other Requirements: • Must be able to pass a pre-employment background screening, • Ability to legally work in the US without sponsorship Additional Information Compensation: Our cash compensation amount for this role is targeted at $95,200 - $152,300 annually in this location. Final offer amounts are determined by multiple factors including candidate experience and expertise and may vary from the amount listed above. Candidates currently residing in locations outside of daily commuting distance will be considered, however, it is the expectation that the selected individual will be available at the work location. No relocation or travel assistance will be provided by the Company for this position. Work Environment: This position operates in a mainly office environment. This entails working inside in an office space wherein employee may be provided a public work station (cubicle) or private office. From time to time, the role will require field visits where exposure to extreme weather conditions, fumes, airborne particles, vibrations, dust, electrical charges and other unforeseen exposures may be encountered. Physical Demands: In the performance of the duties and responsibilities of this job, the employee is required to have visual acuity to operate a motor vehicle and view a computer terminal for prolonged periods of time. While at work sites, the employee will be expected to walk and stand. Individuals might be asked to climb, balance, stoop, kneel, crouch, reach, and/or crawl. Individuals might be required to lift, carry, push, or pull up to 50 lbs. in the performance of this position. Position Type and Working Hours: This is a full-time position. We operate on a 9/80 work schedule. Typical work hours are from 8:00 a.m. to 5:00 p.m., Monday through Thursday, and 8:00 a.m. to 4:00 p.m. on working Fridays. Employee must be capable and willing to work overtime as required and to participate in occasional meetings, events, seminars, conferences, or other activities outside of typical work hours. Employees responsible for project operations are expected to monitor and, in some cases, respond to emails, calls, or texts outside of business hours. Travel: Occasional travel to work site locations may be expected. Overnight stays may be required from time to time for training, seminars, field visits, or visits to onsite locations.
