Job Description Location: Charlotte, NC Employment Type: Full-Time Portfolio: ~1,500 units | Conventional Workforce Housing & Student Housing Job Summary: The Regional Manager is responsible for the overall performance, strategy, and operational execution of a multi-property portfolio. This role provides direct leadership to Property Managers, drives financial results, and ensures consistent implementation of company standards across all assets. The Regional Manager owns portfolio performance, including occupancy, NOI, revenue growth, and expense control, while maintaining accountability for operational, financial, and compliance outcomes. This position serves as the primary link between corporate leadership and on-site teams, translating company objectives into actionable plans and measurable results. The Regional Manager is responsible for developing teams, resolving complex operational issues, and leading initiatives that improve efficiency, resident experience, and asset value. The ideal candidate operates with a high level of autonomy, makes data-driven decisions, and takes a proactive approach to problem-solving across people, performance, and property operations. This role requires a strong leader who can identify underperformance, implement corrective strategies, and drive sustained improvement across the portfolio. Operational Responsibilities • Lead and manage Property Managers across the portfolio, ensuring consistent execution of company standards and performance expectations., • Oversee implementation of corporate strategy, including budgeting, risk management, operational oversight, and training initiatives., • Resolve escalated resident complaints and employee issues beyond the Property Manager level., • Negotiate, hire, manage, and terminate operational vendors (landscaping, painting, carpet cleaning, flooring, advertising, etc.)., • Coordinate with housing partners and agencies (Section 8, Housing Authorities, Monarch, Lotus, etc.)., • Develop and execute a portfolio-wide marketing strategy in partnership with Property Managers, including advertising, online reputation, and social media., • Oversee and approve Accounts Payable and Accounts Receivable processes., • Oversee Phase 2 evictions, appeals, and all court-related matters., • Review and approve all rental rates, fees, and pricing adjustments., • Partner with the Project Team Manager on major capital projects, including staffing coordination and resident communication., • Review and approve payroll each pay period., • Review, negotiate, and recommend vendor and service contracts; escalate corporate-level contracts for final approval and execution by Pfalzgraf., • Ensure adherence to all legal, regulatory, and housing program requirements across the portfolio., • Ensure Grace Hill compliance., • Oversee revenue management strategy (pricing tools, comps, demand trends)., • Implement and enforce standardized leasing, renewal, and operational processes across all properties., • Lead underperforming asset turnarounds (staffing changes, pricing resets, expense control, reputation recovery). Reporting Responsibilities • Set quarterly goals and incentive structures; present to Pfalzgraf at least 15 days prior to the start of each quarter., • Conduct quarterly property inspections and deliver a formal “report card” evaluating asset condition and operational performance by the 5th day following quarter-end., • Compile and finalize annual property budgets for submission and approval by November 1., • Review all monthly property reports, meet with Property Managers to analyze performance, and implement data-driven improvements. Ensure submission by the 5th of each month., • Conduct ongoing financial and operational audits for accuracy, with final quarterly validation completed by the 10th day of each new quarter (Jan, Apr, Jul, Oct)., • Own portfolio performance metrics including occupancy, NOI, delinquency, leasing conversion, and renewal rates., • Audit property administrative, accounting, and maintenance operations to ensure compliance with company policies and procedures. Personnel Responsibilities • Hire, supervise, develop, and terminate team members in accordance with company policies. Conduct performance evaluations at least twice annually, including compensation and promotion/demotion recommendations. Support Property Managers with hiring and management of on-site staff; approve all hiring decisions, status changes, and terminations., • Oversee the Training Officer and establish structured training programs for office staff. Partner with maintenance to recommend and support maintenance training programs., • Oversee company culture initiatives, events, and internal engagement efforts (e.g., team events, calendar planning, retreats), typically executed through the Training Manager., • Establish structured weekly calls with Property Managers and monthly performance reviews. Corporate Responsibilities • Participate in all official Pfalzgraf Communities functions and initiatives., • Act as a visible leader and role model, maintaining professionalism across all properties and external engagements., • Promote a positive, performance-driven culture across the organization (“Chief Cheerleader”). Qualifications: Education: Bachelor’s degree Relevant certifications, such as Certified Apartment Manager (CAM) or Certified Property Manager (CPM), are a plus. Experience: Minimum of 5 years of experience in a multi-site management role in property management. Student housing experience is a plus, as Greensboro is a conventional student property.
