Job DescriptionDirector of Sales - Large home builder Director of Sales - Large Home Builder Position Overview Lead and scale the sales function for a high-volume home building organization. This role is responsible for developing and executing a cohesive sales strategy that drives community absorption, maximizes revenue per home, and delivers an exceptional customer experience from model home presentation through closing and warranty. The Director will build and coach a high-performing sales team, manage digital and community marketing efforts, coordinate with construction and operations, and own forecasting, budgeting, and sales analytics. Key Responsibilities • Develop and execute a comprehensive sales strategy for assigned communities, model homes, and product lines to meet revenue, margin, and absorption targets., • Recruit, hire, train, coach, and performance-manage regional and community sales teams, model home managers, and sales coordinators to create a high-performance culture., • Oversee model home design, merchandising, and management to ensure compelling presentations that convert traffic to contracts., • Manage CRM systems (Salesforce, Top Producer or equivalent) and BuilderTrend integration for lead management, tracking, follow-up protocols, and reporting on conversion metrics., • Drive digital lead generation and marketing programs (PPC, SEO, social media, email campaigns) in collaboration with marketing to maximize qualified traffic and reduce cost-per-lead., • Build and maintain lender and mortgage partnerships and work with title/escrow to streamline closings and reduce fallout., • Lead pricing strategy, incentives, and promotion planning for communities; perform competitive market analysis and adjust pricing and options accordingly., • Own sales forecasting, pipeline management, KPI tracking and regular reporting to senior leadership using Excel and business intelligence tools (Power BI or similar)., • Manage negotiation and execution of purchase agreements and change orders, coordinate closing logistics, and ensure compliance with RESPA and disclosure requirements., • Collaborate with Construction and Land/Development teams on lot inventory management, production scheduling, permitting and entitlements awareness, and resolve issues that impact delivery timelines and customer satisfaction., • Oversee customer journey through contract, construction, and warranty including punch list management, warranty coordination, and after-sale service handoffs to minimize customer complaints and maintain NPS/CSAT targets., • Control sales operating budgets and contribute to P&L management, cost forecasting and margin protection initiatives., • Plan and execute community events, promotions, and Realtor/broker outreach to drive traffic and strengthen local relationships., • Develop training programs, onboarding processes, and career development paths for sales staff; establish success metrics and regular coaching cadence., • Coordinate with vendors and subcontractors for special events, model home merchandising, and community-level sales support., • 5+ years of new home sales experience with at least 5 years in a leadership role managing multiple communities or regional sales teams for a large home builder., • Proven track record of meeting or exceeding sales targets in production homebuilding, including experience with pricing strategy, incentives and absorption management., • Deep familiarity with CRM systems (Salesforce, Top Producer or similar), BuilderTrend, and digital marketing platforms (PPC, SEO, social media)., • Experience with Design Center/Design Studio management, model home merchandising, and community merchandising best practices., • Strong knowledge of contract negotiation, purchase agreements, closing coordination, title/escrow processes, and lender relationships., • Working knowledge of construction processes (framing, MEP, finishes), production scheduling, change order management, permitting/entitlements and warranty processes., • Excellent analytical skills with hands-on experience in Excel and business intelligence tools (Power BI) for forecasting, reporting and KPI tracking., • Demonstrated ability to hire, train, onboard and develop sales talent, and to implement performance management programs., • Exceptional communication and stakeholder management skills; ability to collaborate across Land, Construction, Marketing, Finance and Operations., • Experience managing budgets and contributing to P&L responsibility., • Bachelors degree in Business, Marketing, Construction Management or related field preferred; equivalent industry experience accepted.
