The Groundskeeper is responsible for maintaining safe, clean, and welcoming outdoor spaces across organizational properties. This role supports the organization’s mission by ensuring grounds are well-kept, hazard-free, and respectful of the people who live, work, and visit on site. The Groundskeeper works independently and in coordination with Facilities staff to complete routine and seasonal maintenance tasks. REVIEW OF RESPONSIBILITIES includes the following. • Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings., • Clean and maintain common areas, hallways, lobbies, offices, and restrooms., • Sweep, mop, vacuum, and maintain floors and carpets., • Empty trash from offices and common areas., • Clean and disinfect high-touch surfaces., • Restock restrooms and cleaning supplies., • Follow cleaning schedules and safety procedures., • Maintain a clean, safe, and professional environment for residents, staff, and visitors., • Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready., • Assist Maintenance Manager/Property Manager and/or perform assigned maintenance tasks in a timely manner., • Support special projects such as property clean-ups or seasonal preparation, • Demonstrate a high level of reliability, including early arrival for snow removal, salting, and emergency response., • Oversee and maintain grounds and landscaping across both properties., • Assist in the troubleshoot/repair of mechanical, carpentry and electrical problems., • Follow established safety, environmental, and property protocols, • Report any maintenance issues, safety concerns or needed repairs on apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor., • Other duties as assigned Competencies: • Reliability & Accountability, • Care for Personal and Site Safety, • Time Management and ability to work independently, • Attention to detail and cleanliness standards, • Knowledge of proper cleaning methods, tools, • Basic safety awareness (handling chemicals, slip hazards, equipment use), • Ability to follow scheduled, checklist, and instructions, • Ability to perform physically demanding tasks, including lifting, standing for extended periods of time and repetitive movements, • Adaptability, • Basic communication skills to report issues or concerns, • Respect for residents, office privacy and professionalism TYPICAL INTERACTIONS: • 40% Supervisors, 30% vendors, 30% client facing staff QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty according to the requirements of Coburn Place. EDUCATION and/or EXPERIENCE: • High school diploma or GED or equivalent work experience, • At least 1 year of experience in groundskeeping, landscaping, maintenance, or a related field (preferred but not required), • Experience working on multi-site or residential properties, • Familiarity with lawn care equipment and basic landscaping techniques OTHER QUALIFICATIONS: The ideal candidate demonstrates sound judgment and follow-through, anticipates and addresses barriers, and considers how their actions and decisions impact individuals and the organization. They are able to follow written and verbal instructions and maintain organized, transparent systems to support effective work. This position requires a valid driver’s license, reliable transportation, and a clear driving record. The individual must demonstrate a basic understanding of the safe use of equipment and chemicals, with training provided as needed, and a commitment to maintaining respectful, trauma-informed environments, particularly in shared or residential spaces. Employment is contingent upon successfully clearing national, state, and local law enforcement criminal and sexual offender background checks, as well as a DCS history background check.
