Job Description Company: Student Quarters Job Title: Director of Leasing and Sales Report To: SVP of Operations Job Type: Full-Time, Salaried Location: ATL Headquarters, with travel required for leasing initiatives across the SQ portfolio. Travel: This position may require occasional travel up to, but not limited to 45% Schedule: Monday-Friday, 8-hour shifts, and on-call. Some weekend and night shifts may also be required from time to time. Job Summary: The Director of Leasing and Sales will be responsible for driving Year-over-Year (YoY) revenue growth performance for a privately owned student housing property management company. This individual will oversee the sales strategy across the entire portfolio, ensuring the execution of the business plan and achievement of financial targets. The Director will lead a high-performing sales team, collaborating closely with other departments to align strategies and maximize portfolio performance. Roles and Responsibilities: • Revenue Growth and Strategy Execution, • Lead the creation and execution of the overall customized sales strategy, ensuring alignment with the company’s business plan and long-term growth objectives., • Drive YoY revenue growth across the entire portfolio of student housing properties, focusing on increasing leasing rates, occupancy, and profitability., • Collaborate with senior leadership to identify growth opportunities and ensure marketing and sales strategies are responsive to market trends and organizational goals., • Sales Performance Management, • Manage the entire lead-to-lease process, ensuring the sales cycle is optimized from initial inquiry through to resident move-in., • Champion and support our SQuadology Sales Program, • Develop and implement sales strategies to drive occupancy and achieve revenue targets across the portfolio, including regular review of sales tactics and performance., • Adjust promotions, pricing, rents, concessions, and specials to maximize occupancy and optimize revenue, aligning strategies with current market conditions and property performance., • Collaborate with property teams to execute targeted campaigns that drive leasing, ensuring that the sales team is equipped with the necessary tools to convert leads into leases., • Manage vendor-related sales efforts, ensuring alignment with overall strategy and goals., • Work closely with Regional Directors, Area Managers, Asset Management, General Managers, Leasing & Marketing Managers, and other company managers to ensure sales teams are meeting performance expectations and provide guidance and training where necessary., • Monitor and report on sales performance regularly, identifying areas for improvement and leading efforts to address gaps in performance., • Facilitate company wide leasing calls to booster and manage sales goals with on-site management and Regional Directors, • Participate in sales related meetings with Asset Management, Investor, Owners, etc., • Team Leadership and Development, • Lead, mentor, and develop both corporate sales and on-site SQuad, ensuring they are equipped with the resources, skills, and support needed to succeed., • Foster a collaborative and high-performance culture, setting clear performance metrics and driving accountability across the team., • Establish professional development and training programs to ensure team members are up-to-date with industry best practices and new marketing technologies., • Create an environment of innovation and continuous improvement within the marketing and sales teams, encouraging the exploration of new tools, tactics, and strategies to stay competitive in the market., • Provide strategic oversight of the lead-to-lease process, ensuring teams are maximizing conversions through timely follow-up and CRM utilization, • Travel quarterly to each assigned property to provide hands-on leasing and marketing support., • Participate in or lead local outreach, events, prospect tours, and sales training sessions while on-site., • Perform sales audits, evaluate onsite branding, and ensure the property presents professionally online and in person., • Market and Competitive Analysis, • Conduct in-depth market analysis to identify emerging trends, competitive threats, and opportunities for revenue growth., • Utilize data-driven insights to optimize marketing tactics and inform sales strategies, ensuring the company remains competitive in the student housing market., • Lead competitive benchmarking and analyze the company’s market positioning to develop strategies that enhance profitability., • Apply advanced analytics to track campaign performance, tenant acquisition trends, and overall portfolio health, adjusting strategies based on both qualitative and quantitative feedback., • Cross-Functional Collaboration, • Collaborate with systems, operations, leasing, and property management teams to align sales and marketing strategies with operational goals., • Work closely with the executive team to provide regular updates on performance and make necessary adjustments to marketing and sales strategies., • Develop and manage relationships with third-party vendors, agencies, and consultants to optimize marketing initiatives., • Serve as a key advisor to the leadership team, offering insights on how branding and marketing can be enhanced to align with overall business objectives., • Budget and Resource Management, • Develop and manage the annual marketing and sales budget, ensuring all campaigns and initiatives are cost-effective and contribute to the bottom line., • Track performance against budget and adjust spending as needed to maximize return on investment (ROI)., • Implement cost-effective marketing tools and platforms that streamline processes while maintaining the effectiveness of campaigns., • Performance Management & Reporting, • Track weekly and monthly leasing performance across portfolio and flag underperforming properties for targeted support., • Review and coach on dashboard compliance, including accurate data entry, timely lead follow-up, and proper CRM tagging., • Minimum of 5 years of experience in marketing and sales, with at least 2 years in a management leadership role, ideally in the real estate or student housing sector., • Entrata experience required, • Proven track record of driving revenue growth and achieving sales targets, ideally in a property management or real estate environment., • Strong leadership and team management skills, with experience in developing and mentoring high-performing teams., • Proficient in web analytics tools (Google Analytics, SEMrush, etc.) and CRM systems (Salesforce, HubSpot, etc.)., • Strong understanding of SEO, SEM, content marketing, and social media best practices to drive lead generation., • Deep understanding of the student housing market, including trends, challenges, and competitive landscape., • Excellent analytical skills with the ability to translate data into actionable strategies., • Familiarity with property management software and systems., • Strong financial acumen with experience managing budgets and analyzing ROI on leasing experience., • Must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds., • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus., • Regularly required to stand; walk; reach with hands and
