Responsibilities: • Partner with Operations, Management, and HR support team to provide direction and assistance for field operations in the day-to-day human resources administration in accordance with the Company’s policies, procedures, and applicable laws., • Accountable for oversight and management of all Employee Relations for their designated market; conduct or direct investigations as needed resulting from both formal and informal internal / external complaints, • Ownership for their region’s EthicsPoint cases; respond to all complaints, grievances, policy resolution issues, discipline, etc. in a timely manner to recommend outcomes and ensure proper documentation for records., • Draft clear, defensible investigation summaries and recommendations aligned with company precedent, • Independently assess investigation scope, credibility, risk level, and escalation thresholds; determine when to involve Legal or senior HR leadership, • Oversee the other HR Manager’s region’s issues as needed when they are out on PTO, • Analyze Employee Relations data, EthicsPoint trends, and repeat risk indicators to inform policy, training, and Operational and cultural changes; Use data to proactively reduce ER volume and compliance exposure within assigned region, • Communicate and enforce company policies and procedures., • Partner with Director of HR to formulate and implement strategies for employee engagement, recognition, retention, and culture, • Maintain and coordinate all legal files and document coordination for suits and claims for the geographical area of responsibility., • Presents training to concept Managers and others on employee relations and fair employment practices., • Proactively identify risks and ensure the department and company is operating in compliance with federal and state laws., • Maintain consistency and alignment with Operations in the areas of performance management and development with restaurant Management team, outline growth and development opportunities in partnership with Learning and Development team., • Collaborate with Benefits department to mitigate risk and ensure a safe work environment regarding accommodations, Fitness for Duty, and return to work clearance., • May be required to represent company during DOL investigations, legal cases, or to advise concept personnel., • Coordinates or assists at various company outings and cultural initiatives as needed. The role requires deep knowledge of HPD compliance, cooperative housing operations, and community-focused property management. KEY RESPONSIBILITIES 1. Operational Management (Michelama Coops) Oversee daily operations for Michelama Cooperative buildings, ensuring compliance with governing documents and HPD requirements. Maintain common areas, building systems, and grounds according to HPD and cooperative board standards. Supervise onsite staff, including maintenance, porters, security, and contracted vendors. 2. Cooperative Board & Resident Relations Serve as the liaison between management and the co-op board. Prepare board meeting materials, attend meetings, and execute board directives. Support shareholders with onboarding, communication, service requests, and conflict resolution. 3. HPD Compliance & Regulatory Oversight Ensure all operations and documentation comply with HPD program rules, especially those applicable to limited-equity cooperatives. Coordinate with HPD representatives during property inspections or program reviews. 4. Leasing, Sales, and Occupancy (Cooperative Framework) Oversee the processing of shareholder applications, re-sales, succession requests, and eligibility verifications in accordance with co-op bylaws and HPD guidelines. Maintain accurate occupancy records and ensure compliance with income or residency requirements where applicable. 5. Financial Management Manage collection of maintenance fees, arrears, and special assessments. Prepare and monitor annual operating budgets for the cooperative. Present financial reports to the board and coordinate with auditors. Track HPD regulatory financial requirements (e.g., rent roll, affordability compliance). 6. Maintenance & Vendor Coordination Develop maintenance schedules aligned with HPD and local code requirements. Oversee corrective actions for violations issued by HPD, DOB, FDNY, or other agencies. Manage vendor bids, contracts, and performance. 7. Risk Management & Safety Ensure building compliance with fire safety, local laws, and HPD housing quality standards (HQS). Implement emergency response procedures and manage insurance claims. QUALIFICATIONS Required 3–7+ years of property management experience, including direct work with Michelama Coops or similar HPD-regulated co-ops. Strong understanding of HPD processes, filings, violations, and compliance cycles. Experience working with cooperative boards and shareholders. Excellent communication, organizational, and leadership abilities. Proficiency in property management systems and Microsoft Office. We’re at the very start of this channel and our long-term ambition is to place 800+ claw and vending machines across the NYC metro, Northeast, and key US markets in high-footfall, sports-focused venues. Once we’ve cracked the US East Coast model, the plan is to expand this rollout nationwide – turning it into a serious global revenue stream. The Role: Your mission is simple: Get our claw and vending machines into great locations on a revenue-share model and turn those locations into long-term, high-performing accounts. You’ll be responsible for the full sales cycle – from identifying target venues, to getting in front of decision-makers, to negotiating terms and overseeing successful installs. This is a role for a closer with a track record, not a “starter”. If you know how to sell physical, space-taking products into venues (or similar), this will feel familiar – just more fun. What You'll be Doing: Sales & Business Development: • Build and manage a pipeline of target venues, including:, • Soccer stadiums and clubs (MLS teams, soccer-specific venues), • Basketball arenas and sports centers (NBA, college basketball facilities), • Rugby venues, sports bars and high-footfall leisure sites (arcades, attractions, student hubs, family venues, etc.), • Research and map decision-makers (centre managers, commercial managers, tenant coordinators, operations, etc.) and get in front of them via outbound (cold email, calls, LinkedIn, in-person visits)., • Pitch our claw/vending machine concept and revenue-share model in a clear, commercial way that makes it a no-brainer for the venue., • Create tailored proposals and negotiate commercial terms (revenue splits, minimum terms, placement, branding, etc.)., • Own the full sales cycle from first contact → proposal → negotiation → signed agreement → handover/installation. Account Management & Expansion • Act as key point of contact for venue partners – check performance, resolve issues, and keep relationships warm., • Monitor machine performance by location, flag under-performance early, and propose solutions (relocation, offer tweaks, creative changes)., • Identify upsell / expansion opportunities (more machines, better placements, additional venues in the same group). Execution & Operations Coordination: • Work closely with operations to schedule machine installs, maintenance and replenishment., • Ensure all venue requirements (H&S, insurance, risk assessments, branding guidelines) are captured and communicated., • Feed back on what you’re seeing “on the ground” – what types of venues and positions work best, what objections are coming up, what offers resonate.
