POSITION SUMMARY The Vice President of Real Estate Acquisitions & Portfolio Transactions is responsible for sourcing, analyzing, negotiating, and closing multifamily real estate investments, as well as leading the sale and refinancing processes for portfolio assets. This executive oversees the full investment cycle—from acquisition through exit—and plays a critical role in capital markets engagement, investor relations, and strategic portfolio planning. The role is hands-on, requiring direct involvement in Excel modeling, pro formas, and business plan development to support investment decisions and transactions. This individual must have deep multifamily expertise, a robust network of relationships, and a strong track record executing acquisitions, dispositions, and refinancing transactions. KEY RESPONSIBILITIES Acquisition Strategy & Deal Sourcing • Develop and execute the multifamily acquisitions strategy across core, core-plus, value-add, and development opportunities., • Source on-market and off-market deals through brokers, owners, intermediaries, and private equity relationships., • Direct all underwriting and financial modeling for potential acquisitions., • Review and stress-test assumptions related to rent growth, expenses, construction, debt terms, and exit metrics., • Lead and manage due diligence efforts for acquisitions, including financial, operational, legal, environmental, and physical reviews., • Negotiate LOIs, PSAs, JV agreements, loan terms, and related transaction documents., • Oversee all aspects of asset sales, including timing strategy, broker selection, marketing process, and offer analysis., • Prepare disposition models, valuation scenarios, and return projections., • Lead negotiations for sale agreements, ensuring maximized value and efficient closing timelines., • Evaluate refinancing opportunities to optimize interest costs, leverage levels, and return profiles., • Lead interactions with lenders, including banks, debt funds, agency lenders (Fannie Mae/Freddie Mac), and CMBS providers., • Oversee debt underwriting, term sheet comparison, rate lock processes, and closing logistics., • Maintain strong relationships with private equity real estate investors, JV partners, and lending institutions., • Present deal analyses, portfolio updates, and strategic recommendations to investors and internal leadership., • Partner with development, construction, asset management, and property management teams to refine business plans and ensure performance alignment., • Monitor asset performance and market conditions to inform hold/sell/refinance decisions. Education & Experience • Bachelor’s degree in Finance, Real Estate, Business, Economics, or related field required; MBA or Master’s in Real Estate strongly preferred., • 8-12+ years of experience, including multifamily acquisitions, dispositions, and debt financing., • Transaction experience totaling $500M+ across acquisitions and/or sales., • Exceptional, expert-level Excel financial modeling skills absolutely required, with deep mastery of complex data modeling, analysis, and automation (Excel, Argus)., • Advanced understanding of multifamily operations, construction, capital markets, and investment strategy., • Excellent communication, presentation, and relationship-building skills., • Ability to lead transactions independently and operate in a fast-paced, entrepreneurial environment., • Competitive executive compensation package commensurate with experience including base salary (range $150,000-190,000/yr), bonus, and deal participation., • Potential for equity, carried interest, or long-term incentive compensation.
