Job Description Senior Construction Project Manager - Tustin, CA The Senior Project Manager serves as the lead authority on assigned projects, responsible for the overall buyout, budget management, documentation and execution, and delivery of multifamily and mixed-use construction projects. This position oversees assistant project managers and manages day-to-day documentation and budget management activities and provides direct support and collaboration with Superintendents to deliver projects safely, on time, and within budget. Project Leadership & Oversight • Provide leadership to construction projects that have been assigned., • Provide overall management and assume responsibility for the successful execution of construction projects for the company., • Lead, oversee, manage, and/or direct the project documentation, and approval process, including requests for information, material submittals, samples, and mock-ups, • Manage the collection of bids that are required on new construction and rehabilitation projects., • Oversee, direct and manage the scope development of our projects., • Oversee, direct and manage financial review, negotiations, and administration of subcontracts., • Ability to read and interpret Construction Documents, including, but not limited to Architectural, Structural, Mechanical, Electrical, Plumbing, Fire Sprinkler, Civil, Landscape, and Interior Design drawings and specifications., • Have demonstrated ability to read and interpret Geotechnical, Environmental (Phase I & II), Special Testing & Inspection, and other associated consultant reports that are necessary to build projects., • Knowledge and experience with proprietary construction related software such as Procore, P6, or other related software to manage budgets, schedules, and project documentation., • Develop complete scopes of work for new construction projects well as rehabilitation of existing properties., • Ability to work on concurrent projects and meet deadlines., • Assemble bid packages, place appropriate project advertising, collect bids and coordinate the bid activities of our projects., • Assemble detailed bid analysis that will be used to establish the contract value and billing documentation for the project. Work directly with estimators and develop billing documents, which will support our estimating staff., • Prepare buyout logs and update monthly with entries for budget, initial contract amount, special allowance (for unbought scope), buyout savings/overrun, and notes., • Make phone calls to subcontractors and evaluate the scope of work for each contractor., • Input detailed bid analysis into Procore., • Oversee, direct and manage the review, analysis, and award of Subcontracts., • Oversee, direct and manage in the preparation of Owner Change Order Requests. Collect, copy and collate subcontractor “backup” that will be attached to the Change Order Request., • Log project data into Procore. Compensation: $175,000 - 220,000 plus bonus Qualifications and Experience • A 4-year technical degree in Architecture, Construction Management, Civil Engineering, or another related field is required., • Experience in multifamily construction management and product type is desired. Language & Communication • Strong interpersonal skills with the ability to interact/communicate professionally, effectively, and articulately with USA Team members, consultants, subcontractors/vendors, Authorities Having Jurisdiction (AHJs) plan reviewers / inspectors / supervisors, utility company representative, lending inspectors, insurance inspectors, partners/shareholders, neighbors, the public, and anyone for productive communications., • The ability to read and interpret construction documents, manuals, consultants’ reports (geotechnical, structural, MEP, etc.) and safety codes, policies and procedures and lead the Team with that understanding. Mathematical & Analytical Skills • Strong ability to calculate slopes, elevations, quantities, materials, and production rates., • Competent in analyzing schedules, material takeoffs, and field productivity data. Technical Knowledge • Proficient in Microsoft Office (Word, Excel, Outlook) and project management software such as Procore., • Ability to operate standard office and jobsite equipment including laptops, scanners, and mobile devices. Problem Solving & Reasoning • Strong decision-making skills with the ability to resolve field issues quickly and effectively., • Ability to analyze construction problems, interpret technical drawings, and apply logical solutions. Physical Requirements • Must be able to walk, stand, climb, bend, and lift up to 60 pounds on uneven terrain and at heights., • Frequent movement throughout construction sites (approx. 80% field, 20% office)., • Vision and hearing must allow for identifying hazards, alarms, and verbal instructions., • Use of PPE is required per USACM safety policies. Work Environment • Outdoor construction site conditions with varying weather, dust, noise, and heavy equipment., • Must always remain alert to safety risks and environmental conditions., • Work is often performed independently in high-activity environments.
