Job Description About the Asset Strategy & Development Team Asset Strategy & Development (AS&D) provides a dual role. First, AS&D manages the day-to-day operations of the assets within the Core portfolio, while simultaneously leading the firm’s property development efforts in this same portfolio. AS&D’s focus areas include spearheading the internal cross functional team and external project resources, as well as representing WS in all regulatory permitting efforts before federal, state, and local agencies. AS&D is responsible for identifying both external risks (ex. regulatory, title, environmental, competitive) and business risks associated with new projects and developing strategies to avoid or mitigate those risks, managing the property to maximize its value proposition in the eyes of Tenants and other key stakeholders, and delivering financial efficiency to ordinary operations and capital expenditure projects. The Position The Property Associate is a key member of the Asset Strategy & Development (AS&D) team, reporting to a senior AS&D team member. This role operates both remotely and on-site across multiple, rotating properties as part of an assigned asset team, providing overall support to ensure each asset’s success. While primarily field-based, the Property Associate coordinates day-to-day activities closely with the AS&D Associate Manager overseeing each asset’s operations. What We Are Looking For Team Player: WS is a vertically integrated firm and the Property Operations Associate will support and report to an AS&D Associate Manager as well as a Vice President, AS&D. In addition, the Property Operations Associate will work alongside other cross-functional team members from Construction, Leasing, and others. We are looking for candidates who are friendly, communicative, and can form cooperative, collaborative, relationships with management, coworkers and tenants; a team player. The candidate must be organized and capable of managing details, but also able to preserve an awareness of big-picture asset needs and goals. An ideal candidate is someone who will treat each property as their own, caring about the quality and outcome of each task they undertake. Ownership: We are looking for an individual who takes ownership of their role on the team, approaches their daily responsibilities with the appropriate sense of urgency and is responsive to daily needs and deadlines. Responsibilities • Assist the AS&D Associate Manager with general oversight of property operations., • Conduct and document regular property and building inspections, • Ensure general security and proper operation of building systems (e.g., HVAC, lighting), • Monitor landscape and building integrity, including during/following storm events, • Respond to emergency and off-hours events requiring landlord attention, • Address events of trespass or loitering as needed, • Verify that hired vendors perform according to contract and WS standards, • Confirm tenant maintenance obligations meet lease requirements and WS standards, • Assist in managing and reporting on tenant activities to ensure lease compliance (operations, construction, outdoor storage, temporary signage, events, etc.), • Occasionally coordinate with local officials (police, fire, emergency services), • Support infrastructure and utility upkeep, including reading/reporting meter readings and coordinating service vendor or utility activities, • Assist with prioritization and budgeting for necessary property maintenance and repairs, • Perform small maintenance and minor repairs, including:, • Common area cleaning and upkeep, • Rooftop inspections and maintenance, • Painting, drywall repair, and signage installation, • Light bulb replacement, • Minor plumbing and electrical repairs, • Door and lock repairs, • Minor concrete and asphalt repair Requirements • High School Diploma or GED preferred, • Minimum of 1-2 years building maintenance, facilities, or building trades, • General knowledge of construction means and methods, • Able to handle multiple assets simultaneously and prioritize tasks, • Solid, clear and concise communication skills, • Able to read and interpret documents and plans/blueprints and effectively comprehend instructions, • Able to identify and assist in solving a variety of problems, • Enthusiasm, a strong work ethic and an optimistic, can-do attitude, • High ethical standards and integrity, • Person must be able to lift a minimum of 50lbs, • Valid Driver’s License, a reliable motor vehicle and compliance with Motor Vehicles Policy – position requires daily travel to one of several assets throughout the week Massachusetts-based WS Development is a mixed-use developer with a singular mission: creating places people want to be.
