Overview Our client, a growing property investment and management business seeking an experienced Regulatory Transformation Lead to deliver a critical project aligned to upcoming changes under the Renters’ Rights framework and evolving rules around tenant recharges and permitted payments. This role will be responsible for translating regulatory requirements into operational processes, system controls, and commercially viable pricing structures across our clients residential portfolio. Key Objectives • Conduct a full audit of current tenant charges, recharges, and cost recovery mechanisms, • Identify compliance risks and areas of potential revenue leakage, • Redesign charging structures in line with current and incoming regulation, • Implement system-based controls to enforce compliance across operations, • Ensure full transparency, documentation, and auditability of all charges Responsibilities 1. Regulatory & Commercial Assessment • Review all existing revenue lines linked to tenant charges, • Assess compliance with current legislation and upcoming changes, • Categorise charges into:, • Permitted, • At risk, • Non-compliant, • Provide clear, commercially aware recommendations 2. Operational Redesign • Map end-to-end lettings and property management workflows, • Redesign processes to remove ambiguity in what can and cannot be charged, • Create standardised frameworks for:, • Rent setting vs recharge items, • Cost allocation, • Exception handling 3. Systems Implementation • Work with existing property management systems (e.g. Reapit, MRI, Yardi or equivalent), • Configure system rules to:, • Block prohibited charges, • Flag high-risk transactions, • Standardise permitted charges, • Implement alerts and approval workflows across teams 4. Controls & Governance • Build clear audit trails linking charges to underlying costs, • Introduce reporting mechanisms for ongoing compliance monitoring, • Develop internal policies and documentation for operational teams 5.
