The Role An exciting opportunity has arisen for an experienced Estate Manager to join the Asset Protection Team. This role plays a key part in ensuring compliance with relevant legislation, regulations, and industry best practice across a portfolio managed by third-party managing agents. The successful candidate will be responsible for maintaining high standards of property management, safety, compliance, and customer service while helping to create safe and well-managed residential environments. Key Responsibilities • Oversee the performance of external managing agents across operational, financial, compliance, engagement, and maintenance functions, • Identify, assess, and mitigate risks across the portfolio while supporting audit and compliance processes, • Support procurement activities and ensure adherence to governance procedures, • Monitor and report on service performance against agreed KPIs and service standards, • Contribute to strategic planning and continuous improvement initiatives, • Conduct regular property inspections and accurately record findings, • Attend resident and stakeholder meetings where required, • Manage, investigate, and appropriately escalate complaints and service issues, • Support and develop direct reports where applicable, • Monitor financial performance, including budgets, approvals, debt recovery, and related reviews, • Assist with crisis management planning and major insurance claims, • Ensure statutory compliance obligations and reporting requirements are met, • Support building remediation and improvement projects, • Assist with Building Safety Act compliance and enforcement activities, • Maintain oversight of portfolio-wide compliance and legislative requirements, • Support resident engagement initiatives and analyse complaint trends, • Oversee fire safety inspection programmes and remedial works, • Liaise with internal stakeholders, resident groups, managing agents, and regulatory authorities, • Maintain accurate records and compliance documentation, including the "golden thread" of building information, • Undertake any other duties reasonably required within the scope of the roleAbout YouEssential Experience & Qualifications, • Minimum 5 years' experience within residential property management, • Full UK driving licence, • Strong understanding of statutory obligations and compliance requirements, • Excellent knowledge of Landlord & Tenant legislation, Health & Safety regulations, and Building Safety legislation, • Relevant professional qualifications within property, facilities, compliance, or asset managementDesirable Experience & Qualifications, • Client-side property management experience, • Professional qualifications such as NEBOSH, IWFM, MTPI, MRICS, or equivalentSkills & Competencies, • Strong analytical and problem-solving skills, • Excellent attention to detail, • Strategic thinker with a practical, solutions-focused approach, • Ability to make informed, data-driven decisions, • Excellent written and verbal communication skills, • Strong organisational and prioritisation abilities, • Proficient in Microsoft Office and compliance management systems, • Strong stakeholder management and relationship-building skills, • High levels of emotional intelligence, professionalism, and resilienceWhat's on Offer?, • Competitive salary of £50,000 - £60,000 DOE, • Monday to Friday working hours, • Ongoing training and professional development, • Opportunity to work within a respected and growing organisation, • Collaborative and supportive team environment, • Exposure to a diverse and complex residential property portfolio Please note: This job description is intended to provide an overview of the role and is not an exhaustive list of duties or responsibilities.
