Job Title: Residential General Manager Location: London (Nine Elms area) Salary: £115,000 to £120,000 per annum (depending on experience) Reports to: Senior Property Manager and Head of Operations Hours: Monday - Friday 9am-6pm Thomas Webb Recruitment is seeking an experienced and dynamic Residential General Manager for a prestigious luxury mixed-use development in London. This senior leadership role requires a highly capable individual to oversee all operational, staffing, and estate management aspects, ensuring the delivery of an exceptional resident experience and operational excellence. The successful candidate will be responsible for leading a large onsite team, managing budgets, ensuring compliance with statutory regulations, and fostering strong partnerships with contractors, suppliers, and service providers. Key Responsibilities: Serve as the principal custodian and senior management face for the developments brand and service culture Lead, motivate, recruit, and develop the onsite team including management, concierge, housekeeping, and estate staff Coordinate resources (direct and contracted) to deliver seamless services aligned with vision and service level agreements Support operational planning, contract and supplier management, cost control, and budget adherence linked to service charge management Build strong partnerships with key stakeholders to ensure cohesive estate operations Champion resident engagement, consistently exceeding service expectations Develop, implement, and maintain operational procedures, policies, and performance standards Ensure compliance with statutory regulations including the Building Safety Act 2022, health and safety, risk management, and information management Conduct regular building inspections, health and safety audits, and contractor performance reviews Manage complaints and escalate building safety concerns appropriately Prepare and present detailed operational and financial reports to clients, management, and finance teams Facilitate effective communication within the team and with stakeholders Participate in grievance, disciplinary, and appraisal processes for onsite staff Candidate Requirements: Minimum 5 years senior management experience within luxury residential or mixed-use developments, preferably in London Proven leadership and team management skills with experience recruiting, training, and developing large onsite teams Strong knowledge of property and estate management including planned preventative maintenance, mechanical and electrical systems, health and safety, and compliance (Building Safety Act 2022 knowledge essential) Experience managing complex budgets, contracts, tenders, and supplier relationships Excellent communication and interpersonal skills with ability to build relationships at all levels Customer service focused with a passion for creating exceptional resident experiences Professional, accountable, and confident decision-maker Highly organised and able to manage multiple priorities effectively Familiarity with smart building technologies and property management systems preferred Eligible to work in the UK and ideally living within a reasonable commute to the location Please note: Only candidates who meet all key requirements will receive a response.
