Assist the Program Manager/Director in expanding the client’s/owner’s capabilities in the organization, planning, prioritization, administration, and execution of deferred maintenance programs across buildings, infrastructure, and facilities. This role focuses on Mechanical, Electrical, and Plumbing (MEP) equipment replacements; security system upgrades; roof repair and replacement; and building envelope remediation. Responsible for managing the full lifecycle of deferred maintenance activities, from needs identification and prioritization through contracting, scheduling, implementation, inspection, communication with facility occupants, coordination with facilities occupants, and closeout, using established project management tools, techniques, procedures, and processes. Ensures that all work meets or exceeds program objectives related to scope, schedule, budget, quality, and client/owner satisfaction.. Other responsibilities include: • Monitor our professional practice ensuring compliance with generally accepted practice; review project quality plan, including quality control & assurance during design, construction, and commissioning., • Review proposals and qualifications statements., • Prepare or direct proposal prep, scope, and manage sub-consultants’ activities & budgets., • Represent the client/owner as requested in all meetings, • Advocate for and make recommendations to owners keeping their best interest in mind., • Lead the development of contracts and terms and conditions, • Coordinate open communication with all parties, at all times., • Develop project requirements, budgets, and schedules., • Review maintenance of risk register., • Create selection criteria for design and construction resources, lead negotiations, and coordinate design activities., • Assist with FF&E requirements & coordination for projects., • Prepare monthly reports, take minutes, and conduct project meetings., • Review project drawings and specs., • Lead and conduct inspections for mechanical, electrical, plumbing, and architectural building systems as the Authority Having Jurisdiction (AHJ)., • Serve as a constructability subject matter expert, collaborating on solutions to deferred maintenance needs and interfacing with the owner and leadership to communicate project status and maintain relationships., • Assist with development and maintenance of the project risk register, particularly risks associated with facility shutdowns and operational impacts., • Lead development and implementation of the project quality plan, including quality control and assurance during assessment, execution, and closeout., • Assist in the selection, evaluation, and negotiation of design, engineering, and construction resources., • Coordinate required design or engineering activities for MEP replacements, roofing, building envelope repairs, and security upgrades., • Review/recommend approval of contractor’s construction GMAX pricing, proposed subcontractor buy-out, RFI’s, change order pricing, submittal status, and reports; including A/E additional services., • Provide reports to stakeholders on project status & progress., • Ensure communication to Direct Report of any claims, risks, or disputes to prevent litigation., • Be a partner in sound financial planning to foster profitability., • Perform other duties as assigned. Qualifications: • Must have a Bachelor’s degree in architecture, engineering, construction management, or equivalent experience., • Ten (10) years’ experience in facilities management and deferred maintenance coordination., • Facility Management Professional (FMP), or Certified Facility Manager (CFM) and Project Management Software preferred., • Possess a valid driver’s license within the applicable jurisdiction and meet company’s auto insurability requirements. This position may require protracted or irregular hours. Flexibility to work irregular hours is necessary due to client needs.
