Job Description TNP has an opening for an experienced Director of Right of Way to lead a team of ROW professionals, who are currently engaged in a variety of private and public sector projects involving TxDOT, various Cities, Counties, Water Districts. This position provides an outstanding opportunity to join & manage an innovative and client-focused team in a well-established, growth-oriented, civil engineering, landscape architecture, right of way and surveying firm. Roles: • Leader & Director for overall team, • Manager/Coach for Project Managers, Senior Right of Way professionals, and other direct reports, • Mentor for Production Team members, • Chief Outside Sales and Marketing person for team, • Chief Client Manager for team Accountabilities: • Accountable for maintaining a healthy work environment for your team, • Accountable for communicating standard operating procedures (SOPs), guidelines and processes (i.e., QA/QC review, project management, project delivery, reporting, filing & documentation training, etc.) and ensuring that they are understood and followed, • Accountable for the output & results (production, performance & execution) of your direct reports…(i.e., the delivery of projects following established SOPs, guidelines and processes; and in accordance with the scope, schedule and established budget), • Accountable for the leadership & management of your direct reports so that they collaborate competently and with full commitment to you and each other in pursuing the goals established for them, • Accountable for developing & maintaining (hiring, firing, training, etc.) a team capable of producing the output & results required, • Accountable for mentoring Production Team members, • Accountable for maintaining a healthy workload and backlog for your direct reports and their teams, • Accountable for scoping, pricing, negotiating, contracting, invoicing and aging A/Rs, • Accountable for maintaining strong client relationships, • Accountable for accomplishing the goals in your own personal, professional development plan Authorities: • Authority to set direction and goals for your team (consistent with overall company direction & goals), • Authority to recommend standard operating procedures, guidelines and processes, • Authority to assign tasks to and establish deadlines for your direct reports, • Authority to approve work schedules and personal time off requests for your direct reports, • Authority to decide personal effectiveness appraisal and merit awards for your direct reports, • Authority to establish collaborative partnerships, • Authority to hire and/or initiate removal of your direct reports and/or their direct reports, • Authority to market, offer and set services on behalf of TNP, • Authority to approve scopes, fees, schedules and contract agreements, • Authority to engage with clients through relationship-building and/or marketing activities, • Authority to delegate some responsibilities (w/ approval of your Director and/or Operations Manager) Responsibilities: Require being involved in both the production and management of projects, as well as managing multiple clients and a project team. More specifically, responsibilities include: • Establishing and maintaining positive client relationships, • Leading and participating in a collaborative, open team environment, • Providing expertise in execution of projects in collaboration with team members, clients and contractors, • Advancing the practice of Right of Way services, • Being fully engaged in projects from start to client delivery, • Providing leadership by working with other team members, engaging in mentoring, and providing professional guidance, • Establishing and communicating team goals, • Establishing and communicating goals for your direct reports, • Monitoring progress, performance and overall execution of your team on an ongoing basis, • Hiring, firing, training and developing your direct reports, • Approving recommendations for hiring and/or removal of Production Team Members, • Scheduling regular mentoring sessions with the Production Team members, • Marketing and selling right of way services on behalf of TNP, including responding to prospects, RFPs, etc., • Approving all scopes, fees, schedules and contract agreements for your team, • Engaging clients through relationship-building and/or marketing activities on regular intervals, • Preparing your own individual action plan for professional development At a minimum, candidates must meet the following educational and professional requirements: Education/Certification • Bachelor’s Degree, preferred, • Texas Real Estate License required, • Broker License preferred, • Responsive and results-oriented in service to clients, landowners, and other employees, • Minimum 15 years of professional experience in Right of Way, • 10+ years of experience as a manager of a Right of Way team preferred, • 10+ years of years minimum experience in the local area market working with governmental entities,, • including TXDOT, Cities, and Counties, preferred, • Excellent oral and written communication skills, • Demonstrated leadership and ability to effectively acquire, train & mentor a qualified & productive team, • Demonstrated ability to develop solid collaborative working relationships with diverse team members, • Proven ability to effectively manage and schedule multiple projects & deadlines of varying scales, • Demonstrated ability to manage & meet client expectations, • A competitive base salary, dependent on skills, qualifications, and experience, • Quarterly performance-based bonuses Excellent company benefits are also provided, including: • Medical, dental, and vision insurance, all beginning on the first day of employment, • Life and disability insurance, • A 401(k) plan with a partial company match, • A Health Savings Account, • Paid time off, • In-office gym and masseuse, • An extensive learning and development program, • Tuition reimbursement, • Financial Advising TNP is an Equal Employment Opportunity Employer.
