Job Descriptionconstruction Position Title: Construction Manager Department: Construction Reports To: VP of Construction Salary Range: 100-125K Position Summary The Construction Manager will oversee the day-to-day planning, budgeting, scheduling, design coordination, implementation, construction, and completion of hotel renovation and capital improvement projects across an existing real estate portfolio. This role will also manage consultants in conducting periodic facility reviews. The position reports to the VP of Construction and collaborates closely with asset management, operations, design teams, and property leadership. Based on project needs, regular travel may be required. Essential Job Functions * Lead the renovation and capital maintenance process across an operating portfolio of hotels and resorts. * Support asset management in evaluating and planning future renovation initiatives. * Build strong working relationships with property leadership teams, including General Managers and Directors of Engineering, as well as corporate design and branding departments. * Maintain ongoing communication with asset management regarding budgets, schedules, contractor performance, and quality standards. * Assist in preparing annual and long-term capital expenditure budgets. Develop detailed project budgets covering design fees, construction, site work, utilities, FF&E, permits, testing, insurance, legal fees, and contingencies. Monitor costs and provide monthly budget reports. * Lead pre-construction activities including development of RFPs, evaluation of bids, contractor and consultant selection, and contract negotiation with a focus on business impact. * Manage and coordinate the full design process, including design charrettes, consultant engagement, design review approvals, and alignment with brand standards and positioning. * Administer renovation contracts and oversee consultants (architectural, structural, MEP, civil, landscape, geotechnical, signage, etc.) throughout design, permitting, and construction phases. * Develop and maintain comprehensive project schedules coordinating owners, operators, consultants, contractors, suppliers, and governmental agencies. * Lead construction coordination meetings and establish priority lists for project execution. * Manage bidding, negotiations, value engineering efforts, contract administration, and project close-out. * Identify and resolve conflicts in plans and specifications and implement necessary changes. * Maintain all construction documentation including RFIs, RFEs, change orders, submittals, and project correspondence, with clear understanding of schedule and budget impacts. * Identify and implement value engineering opportunities. * Oversee punch list development and project completion procedures. * Coordinate permitting and regulatory approvals with governmental agencies. Provide required documentation to lenders and insurers and manage compliance reporting. * Collaborate with FF&E teams on budgeting, procurement, delivery, and installation processes to ensure schedule and budget adherence. * Review and approve invoices, payment applications, and change orders. * Establish and monitor quality control procedures throughout construction. * Conduct job site visits, lead meetings, and distribute meeting minutes. * Participate in regular construction and asset management meetings. * Manage periodic facility condition assessments and follow-up reviews to ensure compliance with recommendations. Essential Job Requirements Education: Bachelor's degree required; preference for engineering, architecture, construction management, or related field. Experience: Minimum five (5) years of experience in construction management or architectural construction administration. Hospitality renovation and FF&E experience preferred.
