Essential Functions to be Performed at All HMH Related Properties: * Snow removal duties may include, but are not limited to, shoveling, spreading of ice melt products and/or sand, operating equipment snowblowers, snow brooms, and tractors for the purposes of snow and ice removal, and salt application. * Daily cleaning of property exterior, including yard, sidewalk, roof, alleyways and driveways, roof drains and clear gutters * Daily check of all mechanical rooms. * Daily garbage collection from offices, public areas and set up for disposal. * Power wash trash containers, building siding/exterior surfaces, and entry areas as needed. * Daily cleaning of all public areas in the property as well as staff offices and staff bathrooms, break rooms and warehouse. * LIGHT CAPENTRY: Including but not limited to sheetrock repair, light sanding, painting, wood staining, lubricating door locks, caulk and grout wall and floor tiles, installation window treatments (e.g. window shades), hanging notices, etc. * LIGHT PLUMBING: Including but not limited to unclogging toilets, turning off water valves to plumbing fixtures, replacing damaged/defective toilet flappers, etc. * LIGHT LANDSCAPING: Including but not limited to pulling weeds, trimming hedges, clearing yard drains/gutters from debris, etc. * LIGHT ELECTRICAL WORK: Including but not limited to - reset circuit breakers, change light bulbs, changing light switches and plugs, change batteries in detectors and HVAC remotes, etc. * Assist with monthly inspection of fire extinguishers, exit signs, make sure fire doors self-close, verify alarms are in working condition, maintain keys to all the doors in the building. * Assist in moving furniture, desks, chairs, etc. * Maintain company power equipment and company vehicles. All items must be kept clean and organized and kept in good working order. * Communicate with management about the condition of its properties. * Responsible for any other duties of a porter or maintenance nature that may be assigned by company management. Requirements: * Must be able to hear, read and understand verbal and written instructions in English. However, bilingual/multilingual is a plus and welcome! * Must wear a uniform provided by HMH Management Company, LLC and keep in good and clean condition. * Must be a fully licensed driver. No exceptions. * Must respond to any emergency to the properties and premises during and/or after scheduled business hours.
