We are seeking a highly skilled Superintendent with over 10 years of experience on the ground and in coordination with vendors on construction projects and facilities support. This role is pivotal in ensuring best practices across the agency in construction, project management, vendor relations, budgetary oversight and hitting timelines. This individual will be an action-oriented compliance-driven professional who has demonstrated success and stellar reputation for the full cycle of multiple construction and tenant improvement projects. They will develop, plan, and implement preventative maintenance and tenant improvement projects, with direction and prioritization by the Facilities Director and CEO. They will also implement the safety program for McAlister facilities, upholding OSHA & Cal OSHA requirements. Responsible for planning and execution of all construction and improvement projects. As the subject matter expert, provides consultation, technical direction, and expertise on special projects. Develops detailed project plans including timelines, milestones, resource allocation, and budget breakdowns. Will be expected to prepare, scope, bid, and contract for assigned projects., • Project Execution & Vendor Relations. Establish and maintain positive and effective relationships with consultants/architect/engineers, vendors, subcontractors, regulatory agencies, municipal offices, and other project team members. Plan, direct, and manage construction projects and facility activities, collaborating with general contractors, architects, engineers, permits/inspection personnel, subcontractors, and other vendors while managing schedules, budgets, compliance, and quality control measures., • Preventative Maintenance & Improvements. Proactively inspects facilities and grounds, working with Facilities Director to coordinate between vendors and relevant maintenance/facilities team members to ensure properties remain in good working order. Develops and executes key communications to various stakeholders (e.g., leadership; employees; clients) in anticipation of projects and improvements. Analyzes facilities needs and recommends capital improvements and equipment replacement., • Safety & Quality Assurance. Implements and manages a Quality Assurance program for McAlister facilities and ensures projects are done in compliance with all requirements and in adherence with quality standards and building codes. As the agency’s Safety Officer, implements OSHA Program, Injury & Illness Prevention Plan, and corresponding safety precautions necessary for the safe performance and execution of assigned duties., • Supports and mentors the Facilities team. Primary hours will be from 7:30AM - 4PM, Monday through Friday, with additional availability on occasion. Requirements: QUALIFICATIONS: • 10+ years of project management experience in construction, tenant improvements, construction administration, project management, and/or property management., • Technical Knowledge, understanding of construction methods, building codes, and project management tools to ensure the safety, compliance, and quality of all facilities., • Experience at managing multiple construction projects, using various contracting formats, and managing change. Understanding of project budgeting and cost control measures., • Extensive experience in multi-facilities environment in regard to property management and maintenance., • Strong understanding of safety regulations and best practices in construction., • Bilingual (English/Spanish) preferred., • OSHA 30 certification., • Ability to work effectively with diverse populations, including those we serve (those with chronic substance use and/or mental health challenges)., • Exceptional interpersonal skills, written and verbal communication, adaptability, and professionalism., • Exudes a calm and competent manner, listens to others without interrupting; effectively regulates emotions, especially under stress; remains open to others' ideas and tries new things., • Proficiency with software and/or equipment (e.g., Microsoft Office applications including Outlook, Word, Excel and PowerPoint; job-related technologies)., • Must have a valid and unrestricted California Driver’s License, good driving record, free of any major infractions, and participate in the DMV pull program., • Ability to frequently travel to multiple agency sites across San Diego County., • Ability to pass all pre-employment screening, including references, a criminal background check with at least one year clear of probation or parole, a drug test, and a negative TB test.
