Director of Marketing Location: New York, NY Reports to: Heads of Marketing About the Company Our client, is a vertically integrated real estate development firm known for creating exceptional master-planned communities across the U.S. The company's marketing organization is responsible for elevating brand, driving demand, and delivering a cohesive and differentiated lifestyle experience across all markets. Position Summary The Director of Marketing specializing in master-planned communities is responsible for developing and executing the marketing strategy for the company's master-planned communities portfolio—across both active markets and future pipeline communities. Based in New York, this role ensures consistent, high-quality execution of all smarketing initiatives, oversees regional and market-level efforts, and provides strategic and executional leadership aligned with direction provided by the heads of marketing. This individual will travel approximately 50% of the time to oversee in-market activity, support launches, and maintain alignment between the New York based marketing leadership and regional team operations. Key Responsibilities Strategic Execution & Leadership • Execute the marketing strategy and priorities as defined by the heads of marketing., • Translate high-level brand and marketing directives into actionable plans for all active and pipeline master planned communities., • Ensure marketing initiatives support the overall business plan and sales goals targets., • Manage and develop a team of marketing professionals at the site level as well as in the corporate office. Guide and ensure the use of cutting-edge tools, technologies, and best practices from the real estate, hospitality, and retail sectors. Market-Level Oversight • Oversee marketing execution across all active master-planned communities markets, ensuring alignment with company brand standards and strategic directives., • Supervise and guide regional marketing team members, consultants, and agencies responsible for local activation., • Conduct regular market visits to review onsite execution, evaluate competitive positioning, assess community readiness, and ensure consistency across all consumer touchpoints., • Conduct and utilize market research, industry insights, and brand analysis to improve our competitive position. Stay abreast to new trends in the industry., • Establish strong broker initiatives, partnerships, and ongoing events to promote their communities and deliver referrals. Community Launches & Pipeline Support • Lead the marketing components of new community launches, including naming, identity development, signage, digital presence, collateral, and launch events., • Oversee market research, buyer profiling, and competitive analysis to support both active communities and future pipeline planning., • Prepare launch timelines, budgets, and marketing activation plans for leadership review., • Lead all interactive set ups including creation of renderings, 3D Tours, walk-through animation or videos, etc., • Coordinate all groundbreakings, VIP, and grand opening events, teaming with the PR team to deliver exposure and build excitement. Brand, Creative & Digital • Ensure the portfolio reflects the company's brand standards, storytelling, and visual identity across all platforms., • Oversee creative assets, photo/video content, model home marketing, signage packages, website updates, community microsites, and sales center collateral., • Manages vendor for digital campaigns, website funnels, CRM touchpoints, paid media, reporting dashboards, and high-quality lead generation efforts., • Develop and implement comprehensive marketing plans for master planned communities., • Direct all digital advertising including social media, display, video, paid search, and SEO efforts. Performance, Reporting & Budget Management • Monitor and report KPIs including leads, traffic, conversion rates, sales velocity, digital performance, and campaign ROI., • Provide the marketing leads with concise weekly and monthly updates on performance, issues, and upcoming needs., • Develop and manage annual and community-level marketing budgets, ensuring disciplined and strategic spend., • Create monthly marketing insights reports for each community development to be shared with C-Suite and leadership. Cross-Functional Collaboration • Work closely with sales, development, design, construction, and operations teams to ensure marketing aligns with product strategy and community experience., • Support sales teams with tools, collateral, messaging, sales center experience, and ongoing marketing needs., • Provide leadership, direction, and accountability for external agencies and third-party partners. Qualifications • Bachelor's degree required; advanced degree in marketing, communications, or business preferred., • 10–15 years of progressive marketing experience in residential real estate (homebuilding, single-family development, master-planned communities strongly preferred)., • Demonstrated success leading multi-market marketing operations and launch plans., • Strong command of digital marketing, CRM management, analytics, and performance-driven campaign execution., • Experience with HubSpot, Meta Advertising, Google Analytics, Google Tag Manager, etc., • Experience working directly with senior leadership and executing against top-level strategic directives., • Excellent leadership, communication, organizational, and project management skills., • Strong strategic and analytical mindset., • Ability to travel ~50% across active and pipeline markets.
