In this role, you’ll work side-by-side with experienced professionals—consultants, architects, owners, and trade partners—helping guide projects from start to finish. YOUR DAY-TO-DAY Project Management • Ensure all projects are delivered on time, within budget, and to the highest standards of quality and safety, from initial kick-off through final closeout and warranty resolution., • Conduct pre-construction video documentation of all impacted areas; maintain ongoing written and photographic records of site conditions and construction activities, stored electronically in accordance with company procedures., • Manage and maintain current RFI, ASI, and CCD logs; ensure timely responses from owners and architects, and verify that record drawings and as-builts are consistently updated., • Represent the company in all key project meetings (kick-off, weekly project, PSR, OAC); coordinate closely with owners, architects, and subcontractors to proactively resolve issues before they escalate., • Lead prime contract negotiations; manage job closeout financials including settling subcontractor obligations within 30 days of substantial completion and securing final payment within 60 days., • Assist in obtaining building and other required permits; coordinate acquisition of all necessary insurance and bonds; ensure a storm water protection plan is in place, filed, and updated weekly., • Oversee the full project closeout process from day one, including pre-punch and final punch lists, O&M manual compilation and submission, and timely resolution of all post-construction warranty issues., • Enforce all project safety policies in alignment with company and OSHA standards; ensure weekly safety meetings are conducted and that responsible coverage is maintained for after-hours work., • Ensure proper plans and resources are in place to execute all BIM services, including concrete coordination drawings and clash coordination, per the company's BIM Execution Guide., • Actively market the company to owners and design teams; support business development and preconstruction efforts; seek staff input and stay current on industry changes to drive ongoing process improvement. Schedule Management • Coordinates with the superintendent to use P6 scheduling software and to take ownership of the project schedule to press the project team to meet schedule demands and to meet milestones., • Manages the risk exposure process and accounts for all possible unforeseen time impacts to the schedule. Personnel Management • Mentors and encourages subordinate growth and development, and builds the morale of all project team members through positive reinforcement, feedback, etc., • Works with the project team to establish goals and develop accountability., • Able to create an open, trusting, inclusive team and inspire them to eagerly work together, • Schedules, prepares, and conducts performance evaluations of staff members giving constructive, thorough feedback., • Leads and ensures team has work/life and team balance through good communication, visualization of work plan, daily huddles, and team health, • Conducts regular staff meetings for coordination and development of staff and resolution of critical issues., • Assists the project team to have good neighbor relations around jobsites. Financial Management • Ensures all purchases, orders, and invoices are properly coded and administered according to Okland’s policy., • Reviews the established budget estimate and bid and assists the estimator and job cost accountant with setting up the proper codes and organization of the job cost report., • Assists the job cost accountant with the preparation and review of subcontract supplements and monthly pay applications to ensure that subcontractors are billing the proper percent complete on work items and that they are not over billing. Reviews this information with superintendents., • Reviews the job status reports monthly, with the project director and team., • Updates projections on income and all cost codes and provides reports to the project accountant., • Manages the change order process effectively and efficiently by tracking and ensuring all costs are included and accurate and that the owner and architect are aware of potential cost impacts., • Manages and tracks allowances accurately for the owner. Subcontract Management • Modifies the subcontract agreement and/or purchase order template to the specific project, inserts detailed scopes of work with project team’s input, and ensures subcontracts and/or purchase orders are issued in a timely manner to allow for maximum quality and schedule and cost effectiveness., • Ensures buyout process is complete and that all subcontracts are written within 60 days of contract with particular emphasis on subcontracts that have potential impact on early activities (e.g., rebar shop drawings), • Organizes and conducts pre-construction meetings with subcontractors, • Formally documents via e-mail, letter, etc., all relevant informal communications occurring on site with subcontractors., • Regular, timely, and predictable attendance is required for this position., • Performs other duties and responsibilities as assigned. Additional Duties and Responsibilities • Maintain and update the exposure log monthly; manage and track all PRs, CORs, and COs, ensuring construction drawings are consistently updated to reflect approved changes., • Proactively manage, track, and document the RFI and submittal processes in a timely manner; ensure all project paperwork, meeting minutes, delivery tickets, and project directories are properly filed and maintained., • Notify the master subcontract agreement administrator when new subcontractors are onboarded, ensure master subcontracts are distributed, and assist in coordinating the work of trade contractors throughout the project., • Develop and maintain a detailed CPM construction schedule in collaboration with the superintendent and corporate scheduler; monitor and control long-lead procurement items to prevent schedule impacts., • Review weekly payroll reports for accuracy; inspect supplier warehouses when payment for stored materials is requested; assist the project estimator with Instruction to Bidders preparation, bid scope review, and subcontractor selection., • Serve as design-build manager when required, supporting integrated project delivery and coordination between design and construction teams. YOU ARE READY FOR THIS ROLE IF YOU HAVE • A bachelor’s degree in construction management or a related field with at least 6 years of commercial construction experience, or an equivalent combination of education and hands-on experience., • Extensive knowledge of construction and maintenance practices, procedures, and techniques; familiarity with a wide range of tools and equipment; and the ability to read and interpret blueprints, contract documents, construction drawings, CPM schedules, and procedure manuals., • Thorough understanding of applicable local, state, and federal building codes, safety rules, and operating standards as they apply to commercial construction environments., • Advanced understanding of construction scheduling and cost control, with the ability to proactively identify and mitigate risks to keep projects on time and within budget; skilled at prioritizing multiple projects and competing demands simultaneously., • Proven ability to lead, mentor, and build high-performing teams; capable of driving company initiatives and inspiring others to embrace organizational goals and objectives., • Exceptional written and verbal communication skills with the ability to effectively present information to clients, owners, vendors, and team members at all levels; possesses high emotional intelligence (EQ) and maintains professionalism and confidentiality in all workplace situations., • Advanced ability to negotiate and resolve conflicts effectively, maintaining the highest level of integrity across all relationships and project situations., • Strong ability to solve practical problems and navigate complex, variable situations with limited standardization; detail-oriented with a proactive approach to planning and execution., • Proficient in Microsoft Office Suite including Excel, Word, and Outlook, with strong overall computer skills applicable to managing project documentation and communications in a commercial construction environment.
