Director of Portfolio Operations – Hospitality & Ranch Assets Location - Colorado-based (within ~200 miles of Denver) with frequent travel across Colorado, Wyoming, Montana, and the Mountain West Role Overview Y Recreation is building a differentiated portfolio of ranch and nature-immersive hospitality properties across the Mountain West. These assets operate as premium, low-density VRBO-style experiences, designed for discerning guests who value privacy, land stewardship, and exceptional execution. The Director of Portfolio Operations – Hospitality & Ranch Assets owns field execution, operating performance, and asset-level results across the portfolio. The role applies a Private Equity–style asset management mindset to hospitality and ranch operations—ensuring properties are impeccably maintained, guest experiences are consistently excellent, and both operating and capital decisions are executed with discipline. This role prioritizes on-site execution and physical presence at assets, with digital tools and reporting used to support strong field operations—not replace them. This is a high-autonomy, high-accountability role for an operator who wants real ownership, significant responsibility, and a fast growth trajectory. Key Responsibilities 1. Portfolio & Asset Operations • Act as the owner’s representative for a growing portfolio of ranch and hospitality properties, • Preventative maintenance and property condition, • Seasonal readiness (winterization, peak-season preparation, re-openings), • Land, structures, utilities, access roads, and critical infrastructure, • Identify operational improvements that enhance guest experience and reduce long-term operating risk 2. Capital Improvements & Light Renovations (CapEx) • Oversee capital improvement projects and light renovations, including:, • Cabin refreshes and interior upgrades, • Furnishing, staging, and hospitality-driven enhancements, • Projects remain on budget and on schedule, • Work aligns with hospitality standards and long-term asset quality, • This role does not involve zoning, entitlements, or large scale ground-up development 3. Hospitality Execution & Guest Experience • Cleanliness, presentation, amenities, and arrival experience, • Rapid issue resolution when challenges arise, • Coordinate with caretakers, housekeeping teams, and service vendors, • Drive consistently strong guest satisfaction and Premium Host performance 4. VRBO Listing, Booking & Revenue Management • Property listings (accuracy, photography standards, descriptions, amenities), • Booking calendars and availability, • Nightly rates, minimum stays, and seasonal pricing, • Monitor demand patterns and booking velocity to inform pricing decisions, • Balance revenue optimization with guest quality and asset preservation, • While pricing tools or third-party support may be utilized, this role retains ownership of pricing decisions, availability strategy, and guest mix, informed by on-the-ground knowledge of each asset 5. Portfolio Operations & Asset Management Discipline • Property-level operating expenses, • Vendor contracts and performance, • Asset-level risks and opportunities, • Cost efficiency and standardization opportunities, • Operational priorities as the portfolio scales 6.
