Atrium is seeking on behalf of our client a Property Manager based in Miami, FL. A background check may be run only after a conditional offer is made, where permitted by law. Position: Property Manager Location: Miami, FL Employment Type: Full-time Compensation: $80,000 – $90,000 Position Overview The Property Manager will oversee the day-to-day operations of multiple commercial properties, ensuring compliance, tenant satisfaction, and financial performance. This role involves managing maintenance, vendor relationships, and tenant communications while supporting leasing activities. The ideal candidate will be highly organized, proactive, and able to work independently in a fast-paced environment. Must be legally authorized to work in the United States. Responsibilities • Manage all aspects of assigned properties, including occupancy, tenant compliance, maintenance, emergencies, repairs, and construction projects., • Conduct routine property and unit inspections to ensure safety, cleanliness, and operational standards., • Coordinate maintenance activities, vendor work, upgrades, and service schedules., • Maintain building security, property access systems, parking oversight, and emergency protocols., • Monitor and resolve property/unit issues, including after-hours emergencies., • Oversee compliance with all legal, safety, fire, and regulatory requirements., • Maintain and update property and inventory records, incident reports, and documentation., • Support hurricane preparedness and emergency planning., • Serve as the primary point of contact for tenants regarding occupancy, payments, maintenance, notices, and compliance., • Track tenant documentation, insurance certificates, permits/licenses, and manage move-in/move-out processes., • Assist with rent collection, payment tracking, account adjustments, and noncompliance processes when applicable., • Develop and manage annual property budgets, including forecasting, variance analysis, and expense tracking., • Review and approve invoices, assist with receivables, and monitor operating expenses., • Prepare and submit monthly management reports, including property performance and financial updates., • Maintain vendor lists, insurance requirements, and coordinate vendor bids, procurement, and project oversight., • 3+ years of commercial property management experience (industrial or office preferred)., • Experience in multi-tenant, fast-paced environments with strong problem-solving capabilities., • Strong interpersonal skills with the ability to communicate effectively with tenants, vendors, and internal teams., • High level of organization, attention to detail, and ability to work independently., • Bilingual (English/Spanish) preferred., • Bachelor’s degree in Business Administration, Real Estate, or related field preferred.
