Role Summary We are seeking an experienced Project Manager / Estimator to manage commercial construction projects from concept to completion. This role requires ownership of projects, including estimating, takeoffs, scheduling, subcontractor coordination, and project execution. You will take over active projects from a relocating PM while supporting new initiatives as the company expands. This position is ideal for someone with strong commercial construction experience who thrives in a small, entrepreneurial team where versatility, collaboration, and initiative are highly valued. Key Responsibilities Project Management (Full Lifecycle) • Lead ground-up commercial construction projects from planning through closeout., • Coordinate with subcontractors, architects, engineers, owners, and internal teams., • Conduct regular site visits to monitor progress, quality, and schedule adherence., • Facilitate owner and subcontractor meetings; serve as primary point of contact., • Ensure compliance with plans, specifications, budgets, and timelines., • Lead project estimating, including detailed plan takeoffs using PlanSwift or equivalent., • Prepare estimates, scopes of work, bid proposals, and subcontractor comparisons., • Collaborate with leadership during pre-construction and pricing strategy discussions., • Procore or similar project management software (preferred; training available)., • PlanSwift or other on-screen takeoff tools., • General familiarity with construction technology tools is a plus. Qualifications • 5+ years of commercial ground-up construction experience., • Proven ability to manage projects from start to finish., • Strong estimating and takeoff skills, including quantity calculations., • Proficient in reading construction drawings and understanding scopes of work., • Experience with small to mid-sized general contractors preferred., • Bachelor’s degree in Construction Management, Engineering, Business, or related field preferred but not required for candidates with strong industry experience. Work Environment • Full-time, in-office role with occasional site visits., • Small, collaborative team: 5 in-office staff, 2 field staff., • Family-oriented culture with long employee tenure (10–18+ years)., • Fast-paced, low bureaucracy, decisions made quickly and collaboratively. Ideal Candidate • Bachelor’s degree (preferred) in Construction Management, Engineering, or related field., • 5+ years’ experience in commercial construction project management and/or estimating., • Demonstrated full-cycle project management experience for ground-up commercial projects., • Skilled at managing multiple projects in a fast-paced environment., • Proficient with Microsoft Office, Procore, Planswift, Bluebeam, or similar tools., • Excellent organizational, communication, and interpersonal skills., • Self-starter with problem-solving abilities and ownership mentality.
