Performs general maintenance work, including, but not limited to HVAC, etc., • Performs work and supervises workers in a variety of building maintenance and custodial-related tasks and assignments., • Responsible for maintenance, repairs, and cleanliness of assigned vehicle(s) and equipment., • Conducts HUD REAC inspections as directed by the supervisors., • Inspects, repairs, installs, modifies, and maintains HVAC systems., • Coordinates work with the Property Manager, Foreman, and Maintenance Mechanics., • Responsible for entering work orders neatly, accurately, and timely., • Responsible for informing superiors on work progress and on any conditions/situations which should be called to their attention., • The situations warranting declaration of emergency is reported immediately., • Immediate and appropriate responses to emergencies are required. Must have a High School Diploma or GED equivalent and vocational/technical training in HVAC work, plus four (4) years of HVAC experience installing and maintaining HVAC equipment and ductwork, or an equivalent combination of education, training, and experience. Must possess an Environmental Protection Agency (EPA) Refrigerant License.
