Summary of Position The Roving Community Manager provides interim operational leadership and coverage across ARTISAN’s multifamily portfolio, ensuring continuity, stability, and performance during transitions or staffing gaps. This role oversees day-to-day community operations, including leasing, resident relations, team supervision, budgeting, and maintenance coordination, while upholding ARTISAN’s standards and operational goals. The position requires regular travel across Iowa, Nebraska, Kansas, Missouri, Minnesota, and Illinois, including overnight assignments of varying duration. The Roving Community Manager reports to and operates under the direction of the Regional or Area Manager and is expected to adapt quickly to new environments while maintaining consistent operational execution. This is a roving position that may be based in Central Iowa, Eastern Iowa, or Chicago, with travel required within the assigned region. The hourly pay range is $70,000-$85,000 per hour plus commissions, with compensation determined based on location, experience, and regional market conditions. Principal Accountabilities • Conduct all business in accordance with ARTISAN policies and procedures, as well as all applicable Federal, State, and local laws, including the Fair Housing Act, Americans with Disabilities Act, and Fair Credit Reporting Act., • Provide temporary leadership coverage at assigned communities during manager vacancies, leaves of absence, or transitional periods., • Supervise on-site teams, delegate responsibilities, and foster a culture of accountability, customer service, and collaboration., • Manage leasing performance, renewals, marketing efforts, and overall community reputation., • Oversee rent collection, budget adherence, banking, delinquency follow-up, and expense control to meet financial goals; actively maintain and report monthly variances and manage evictions and monetary judgments as needed., • Communicate regularly with Regional Managers to provide updates on property performance, staffing needs, and community progress., • Coordinate with ARTISAN Construction, vendors, and maintenance technicians to manage project timelines, renovations, and capital improvements., • Approve invoices and payables to ensure timely vendor payments and uninterrupted services., • Conduct routine property inspections to ensure cleanliness, proper signage, safety compliance, and exceptional curb appeal., • Perform market research to competitively price rental rates and community amenities., • Ensure lease files are complete, accurate, and properly executed., • Oversee the readiness of the leasing office and model units, ensuring they are in excellent condition and open on schedule., • Attend scheduled ARTISAN meetings, training, and company events as required., • Submit reports and required documentation to the Regional or Area Manager in accordance with deadlines., • Perform other related duties and responsibilities as assigned., • Always represent ARTISAN in a professional and respectful manner. Physical Demands of the Position The Roving Community Manager will be exposed to the constant activity that requires intermittent standing, walking, climbing stairs, and crouching. The Community Manager should maintain a working knowledge of OSHA guidelines and follow any procedures set forth to protect the health and safety of the on-site staff, the community, the residents, and themselves. Requirements • 2+ years of experience of on-site leasing or multifamily property management, with a proven track record in leadership roles, • High school diploma or equivalent; College-level education highly preferred., • Strong knowledge of Fair Housing laws, landlord-tenant regulations, and property management best practices, • Excellent organizational, interpersonal, and communication skills, • Ability to manage competing priorities in a fast-paced, high-change environment, • Experience with budgeting, leasing strategy, resident retention, and team coaching, • Valid driver’s license and reliable personal transportation required, • Flexibility to travel frequently and stay overnight when needed, • Strong computer proficiency including electronic communications, CRM, Microsoft Office, Microsoft Excel, Microsoft Outlook, Property Management Software (RealPage preferred)., • Industry designations preferred (CAM, CAPS, CPM, Real Estate License)
