Job Description Job Overview We are seeking an experienced Property Manager to oversee a residential portfolio primarily located in the Bronx. The ideal candidate will have a strong understanding of NYC housing regulations and city agencies and a proven ability to manage and resolve violations efficiently. This role requires someone who can work both in the field and in the office, coordinate with vendors, manage tenant concerns, and ensure compliance with city regulations. Experience working with agencies such as New York City Department of Housing Preservation and Development (HPD), New York City Department of Buildings (DOB), New York City Environmental Control Board (ECB), New York City Department of Sanitation (DSNY), and New York City Housing Authority (NYCHA) is required. Key Responsibilities Violation & Compliance Management • Identify, manage, and cure violations from HPD, DOB, ECB, and DSNY., • Coordinate repairs and documentation required to certify violations promptly., • Track violations and ensure timely resolution to avoid penalties and litigation., • Prepare documentation, photos, and certifications for agency submissions. Property Inspections • Conduct regular site inspections of buildings in the Bronx portfolio., • Take photos and document building conditions, violations, and completed repairs., • Ensure buildings meet safety and housing compliance standards. Vendor & Contractor Coordination • Manage and coordinate vendors and contractors to complete repairs., • Obtain quotes, schedule work, and ensure work is completed correctly., • Verify repairs and ensure documentation is completed for compliance. Tenant Relations • Respond promptly to tenant requests and maintenance issues., • Address complaints quickly to prevent violations and escalations., • Maintain professional relationships with tenants. Agency Coordination • Work directly with city agencies including HPD, DOB, DSNY, and others., • Attend inspections, hearings, and appointments when required., • Assist with compliance programs, certifications, and filings. Team Collaboration • Work closely with the office team to track and certify violations., • Provide guidance to teammates on compliance issues and resolution strategies., • Follow up consistently to ensure tasks are completed. Qualifications • 5+ years of NYC property management experience, • Proven experience handling HPD, DOB, ECB, and DSNY violations, • Familiarity with NYC housing regulations and compliance requirements, • Experience working with NYC agencies and inspectors, • Strong organizational and follow-up skills, • Ability to work both in the field and in the office, • Strong communication and problem-solving skills, • Experience coordinating contractors and repair vendors, • Ability to take detailed documentation and photos for compliance Company DescriptionBelmont Place is a property management company located in Midtown Manhattan.
