Job Description T ri-Hill Management, LLC is GROWING! PROPERTY MANAGER - NEEDED TO WORK ON RESIDENTIAL BUILDINGS LOCATED IN MANHATTAN. Qualified candidates must have NYC property management experience with a strong understanding of all NYC local laws. Position Summary: You will be responsible for several buildings located in Manhattan. This position will allow you work at the building site, and in the Tri-Hill Management office. You have strong abilities to problem solve and provide leadership to the internal team, building owners, tenants, and onsite building staff. Responsibilities: · Provide leadership and direction to team and onsite building staff. · Understand financial goals and operate building with owner’s best interest and according to the annual budget. · Ensure all administrative work is completed correctly and in a timely manner. · Weekly property inspections to ensure cleanliness, compliance with City regulations, local laws and standard operating procedures · Review monthly rent billing and monitor collections efforts. · Ensure repair and maintenance requests are completed to company standard. · Procure bids and schedule large repair jobs. · Oversee on-site staff. · Work with assigned external buildings’ attorney on all cases. · Review and approve all lease renewals. · Review and process invoices for payment. · Primary support for on-site emergencies when necessary. · Ensure property is in compliance with various city, state, and related governmental agency requirements (e.g., Violation tracking and removal, bedbug reporting, etc.) · Monitor building services and schedule preventative maintenance. · Report any problems or issues to the Senior Property Manager • · Efficiently manage workload by establishing objectives, setting priorities and meeting deadlines · Represent and communicate clearly and accurately, in person, over the phone and in email/writing. · Enforce property rules and regulations. · Participate and contribute to all training and development. Qualifications, Characteristics & Other: · Minimum 4+ years of property management experience -Experience with AppFolio or similar management software · Excellent organizational and time management skills · Ability to build rapport with tenants · Ability to multitask and prioritize · Excellent written and verbal communication skills · Punctual/Reliable/Professional · Positive attitude · Strong attention to detail · Proactive vs. reactive Annual salary range is $85,000-$95,000 (Exact compensation may vary based on skills and experience). We offer a good health plan, and paid vacation, sick days and holidays. Work from home on Fridays, and provided with 3 floating work from home days.
