Plans, organizes, directs, and coordinates the preparations and executions of projects while meeting cost, quality, equipment utilization and safety objectives. Principal Accountabilities: • Actively pursues and acquires new business through developing and maintaining strong client relationships, presentations to prospective clients, sound understanding of proposed project plans, specifications, and other contractual documents., • Prepares project estimates, budgets, schedules, and assist in project contract negotiations. Monitors adherence to all the above through attendance at job site meetings, project progress reports, performance evaluations, safety meetings and working closely with field crew supervision., • Works closely with architect and engineers to resolve design related construction issues including timely processing and approvals of project shop drawings., • Keeps customer fully informed of project progress and any significant issues and their effect on design or costs. Responsible for proper repair of equipment upon completion of job., • Manages administrative aspects of contracts (change orders, rental equipment, timesheet coding, billing and expenses, collections, etc.) by working closely with administrative staff and accounting and communicating all financial details to appropriate parties., • Maintains sound union relationships with field employees and local business managers. Participates in joint labor management committees and apprenticeship subcommittees. Develop thorough understanding of labor agreements., • Completes job closeout process including resolution of "punch list" items, recording of "as-built drawings' to reflect all changes to originals, and distribution of all operating and maintenance manuals to customer., • Strengthen customer relationships through hosting and/or participating in company-supported events., • Attendance at annual divisional and departmental meetings and social functions is required., • Minimum four years technical education in engineering field, construction management coursework or completion of apprenticeship in a respective discipline., • 5 - 10 years of prior experience with related construction industry projects. (Electric Power Distribution/Transmission and Substation), • Analytical and problem solving, strong interpersonal, and verbal and written communication skills., • Comfortable tracking and maintaining a wide range of project budgets., • Works in a standard office environment. About the Job The Camp Manager will be the face of Camp Bow Wow, lead a large team of employees, oversee daily operations of the camp, budget and inventory, safety, maintenance of facility and provide all necessary training when needed. Primary Responsibilities Supervise, Train, and Schedule Camp Counselors: · Responsible for all hiring needs and employee separations · Day-to-day scheduling of Camp Counselors and overall coverage · Monitor attendance and tardiness of Camp Counselors. Assume responsibility to cover or find coverage of any uncovered shifts. Job Description The mission of Rocky Mountain Communities (RMC) is to build brighter futures and inspire hope by providing affordable housing and resident-focused services. This mission is accomplished by providing and managing affordable and subsidized housing at 14 different properties across Colorado. Position Summary The Property Manager ensures that all phases of the property operate smoothly and efficiently by planning and implementing appropriate procedures while doing so within budget, as well as providing leadership, direction, and oversight to all on-site staff. Essential Duties • Supervise leasing and assistant manager positions including delegating tasks, reviewing completed assignments, maintaining deadlines, conducting training, and implementing market strategies., • Maintain property occupancy (90%) by effectively retaining residents and successfully marketing the property to attract new residents, • Provide customer service to residents, resolving any issues that may occur., • Ensure Rocky Mountain Communities (RMC) policies, processes, and procedures are met., • Monitor expenditures to keep in compliance with established budgets., • Manage payroll for the team, and address inaccuracies in real-time., • Ensure all property reporting is completed in a timely manner (i.e. financial reports), • Be aware of the site budget and operate within the assigned budget., • Collaborate with compliance department to ensure the property complies with Fair Housing Guidelines, program rules and compliance policies., • Monitor and process rent collections; implement follow-through with delinquent accounting procedures, including evictions, debt write-offs and payment plans., • Approve accounts payable invoices for weekly payment., • Resolve resident concerns and requests, conflicts, and lease violations – and documents accordingly. Participates in on-site activities., • Monitor employee productivity and provide constructive feedback along with documentation and coaching on a monthly basis to support the employee., • Organize workflow and ensure employees understand delegated tasks., • Ensure the property is maintained clean, safe, and attractive at all times., • Stay current on industry trends and changes in regulations, i.e., training, seminars, etc., • Collaborate with the Director of Maintenance to monitor and schedule all maintenance activity., • Comfortable working in a professional office environment. This role routinely uses standard office equipment, such as a computer, photocopier, and telephones., • The person in this position needs to occasionally move about inside the office to access filing cabinets, office equipment, etc., • Must be able to remain in a stationary position more than 50% of the time., • Submitting and following up with maintenance staff and residents on open work orders., • Requesting rent letters from community partners and processing rent increases in a timely manner., • Maintaining tracking logs and systems for daily operations (pest control logs, parking permits, and payment plans), • Other duties as assigned Qualifications • Certified apartment manager or accredited resident manager certification is preferred., • High School Diploma or equivalent required., • Position requires a minimum of 3 years of previous property management or transferrable experience., • Demonstrated leadership experience showing responsibility of or oversight of a team., • Present self in a neat, clean, and professional manner at all times., • Must possess a positive attitude and professional demeanor with all staff, residents, and vendors., • Experience in computer skills, including Word, Excel, Outlook, and community software applications., • Trauma informed care basics, • Bi-lingual is a plus, • Previous experience in resident interactions is strongly preferred., • Experience in maintaining compliance with tax credit and HUD regulations., • Possess a deep understanding of fair housing laws and regulations.
