Job Description HOUSING AUTHORITY OF THE CITY OF CAMDEN JOB DESCRIPTION POSITION TITLE: Boiler Room Mechanic Updated: Sept 2025 DEPARTMENT: Asset Management REPORTS TO: Regional Asset Manager Employment Status: Full - Time Union Status: Union Local 3441 FLSA Status: Non-Exempt SUMMARY: Under supervision, performs maintenance and repair of boiler room equipment, parts, and accessories. In this role, you will play a crucial part in the efficient operation and maintenance of our boiler systems, ensuring safety and compliance with industry standards. The Boiler Room Mechanic performs detailed maintenance and repair work of a complex level necessary for the upkeep of buildings, structures, and equipment. Does related work as required. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. • Monitoring and repairing boilers, chillers, cooling towers, and HVAC systems., • Completes preventative maintenance as required., • Constructs, finishes, installs, maintains, and repairs electrical and mechanical systems, or the facilities of any related systems, using power and hand tools and other necessary equipment., • Cleans, lubricates, services, repairs, or diagnoses malfunctions of HVAC, electrical, and mechanical building systems, sterilizers, sprinkler and standpipe systems, transport systems, electronic signaling systems, fire alarm systems, and similar specialty equipment items with appropriate training, certification skills, and licensing requirements as needed., • Reads blueprints, specifications, and models to learn work layout; plans own work layout., • Maintains logs, performs rounds, and completes tests and inspections., • Responds to emergency problems in the facility and performs emergency repairs as needed., • Make recommendations for modification or improvement of preventive maintenance systems., • Additional duties as assigned. REQUIREMENTS AND PERFORMANCE GOALS: • Previous experience as a Boiler Operator in an institutional/commercial/public housing setting, • Knowledge of the safe and efficient operation of firing stationary boilers and the varied types of stokers and their operation, including the several types of safety devices and measures., • Effective verbal and written communication skills., • Effective time management skills., • Ability to read, write, speak, understand, and communicate in English sufficiently to perform the duties of this position. MINIMUM TRAINING AND EXPERIENCE: • High school diploma, GED or equivalent with specialized training in boiler operations or general maintenance; five years of progressively responsible work experience in boiler operations, or maintenance, or equivalent combination of education and training experience that provides the required knowledge, skills and abilities., • Possession of a boiler operator's license of the appropriate grade and type issued by the New Jersey Department of Labor., • Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position. SUPERVISORY RESPONSIBILITIES: Supervise: Boiler Operators as needed. ADDITIONAL REQUIREMENTS: New hires must pass a comprehensive background check and drug screening. All information will be kept confidential, except for reporting findings and actions taken. Special Note: Background checks and drug screening are mandatory. A valid driver's license with an acceptable driving record is required. REASONING ABILITY: Practical knowledge to understand and follow detailed and complex instructions. PHYSICAL DEMANDS: Standing, walking, sitting, bending, reaching, kneeling and crouching. Manual dexterity of hands and fingers to handle or feel objects, tools and controls. Lifting and moving of objects weighing at least 50 lbs. Reasonable accommodations will be evaluated and considered to enable an individual to perform the essential job functions. Driver's License: Appointee will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle is necessary to perform essential duties of the position.
