Job Description ESSENTIAL DUTIES AND RESPONSIBILITIES • PERFORM ALL WORK IN A SAFE, WORKMAN-LIKE MANNER – SEEK TO EXCEED THE MINIMUM STANDARDS., • Operate and be proficient in the use of automated control systems for HVAC and building lighting control equipment., • Review, plan and provide support for daily events and activities., • Interface daily with Phaseware work order system., • Coordinate with contractor/service companies, as necessary and/or as directed, • Continuously perform formal and informal mechanical/safety inspections of equipment and facilities., • Attend and participate in departmental coordination/meetings, as directed • Seek out and regularly review building codes and industry best practices ., • Operate and maintain all electrical, plumbing, and HVAC systems (i.e., start-up, shutdown, and adjustment of equipment, valves, dampers, and controls)., • Diagnose problems and perform routine, emergency and preventive maintenance on equipment and systems., • Diagnose problems and perform routine, emergency and preventive maintenance on food service equipment., • Maintain preventative maintenance logs., • Perform hands-on tasks to retain optimal appearance and function (i.e., drywall, carpeting/ceiling tile, VCT, vinyl base, and repairs, painting, door hardware, restroom valves/partitions.), • Perform routine inspections of mechanical rooms, rest rooms, and other office and facility spaces., • Complete work orders in a timely, workmanlike manner with proper documentation and communication, • Assist with planning, preparing specifications, requisitioning materials, and installing new equipment and devices., • Maintain a safe, clean, and organized workspace., • Provide support to and assist other departments of the organization including exhibits, building services, operations and security. Ability to work effectively both independently and in a group effort in a fast-paced hands-on environment. Must have a thorough and successful background in a facilities mechanical support field. EDUCATION and/or EXPERIENCE High school graduate, with advanced study in a mechanical-related field preferred; five years of practical experience with heavy HVAC equipment; familiar with current building and fire codes and knowledgeable of conventional building procedures. Additional Preferred Skills: Electrical up to 480 volts, 3 phase, lighting and systems modifications; plumbing and pipe fitting; drain and pressurized of small food service equipment to up to HVAC; diagnostics and repairs; structural, drywall repairs, ceiling tile and floor tile repairs, door hardware repair. LANGUAGE SKILLS Good written and verbal skills and be able to communicate effectively with all levels of management. Must be able to perform basic typing, computer programming, and have EMS experience. MATHEMATICAL SKILLS & REASONING ABILITY Ability to perform basic math calculations, with the ability to solve problems and make corrections independently. CERTIFICATES, LICENSES, REGISTRATIONS EPA and CFC Certifications desired PHYSICAL DEMANDS • Ability to lift, carry, and manipulate heavy objects; 50 pounds regularly and 100 pounds occasionally., • Ability to climb stairs (up to four stories at a time, multiple times per day) and carry and climb ladders., • Able to perform repetitive tasks, lifting of up to 55 pounds, with twisting rotation to load carts, pallet jacks, etc., • Ability to push/pull up to 60 lbs. force to move tools and supplies; and to squeeze up to 135 lbs of force., • Ability to work within confined space, and with static stooped posture for up to 15 minutes at a time., • Ability to work overhead in a static posture for several minutes at a time, up to 5-6 times per hour., • Able to walk a continuous pace and distance of up to 2,640 feet, multiple times per day., • Standard (with correction) hearing and day/night vision. Walking, standing, sitting, driving vehicles, lifting, reaching, overhead work, grasping, balancing, sight, audible. EQUIPMENT Familiar with the proper and safe use of ladders, high lifts, forklift, power tools, hand tools, meters, parts and equipment. WORK ENVIRONMENT Ability to work in mechanical environments where noise and dust levels are high. Ability to work safely on various types of high lift equipment and ladders up to 30 feet high. Frequent work in office environment, mechanical rooms, in confined spaces, production rooms, outdoors up to 2 hours per day; as well as rooftop, offices, galleries, and construction sites, as well as near sensitive equipment, and in public areas of the Facility. Work done in partnerships and alone. Ability to work in loud, crowded areas. SCHEDULE 40 hours per week including recurring weekend duty (typically one weekend per month). Additionally, schedules are adjusted due to the likelihood of working several evening shifts per month for special events requiring engineering coverage.
