Job Description Property Manager – Vacation Rentals, Airbnb & Long-Term Leasing Location: On-Site Employment Type: Full-Time We are seeking an experienced Property Manager to oversee a diverse portfolio of vacation rentals, Airbnb units, and long-term residential leases. This role is ideal for someone who is highly organized, tech-savvy, and comfortable managing both short-term hospitality operations and traditional residential leasing. Key Responsibilities • Manage day-to-day operations of vacation rentals, Airbnb units, and long-term rental properties, • Oversee guest and tenant communications, bookings, check-ins/outs, maintenance requests, and service coordination, • Conduct market and seasonal trend analysis to determine optimal pricing strategies for short-term rentals (peak-season maximization) and long-term leases (off-season stability), • Draft, review, and execute rental contracts, lease agreements, owner statements, vendor contracts, and policy addendums, • Maintain property performance reporting including occupancy, revenue, expenses, and yield optimization, • Ensure properties meet brand standards for cleanliness, readiness, safety, and guest experience, • Coordinate with cleaning teams, maintenance vendors, inspectors, and third-party service providers, • Implement dynamic pricing strategies for Airbnb and other platforms, • Manage owner relations including updates, revenue reporting, property recommendations, and portfolio performance, • Handle marketing tasks such as listing creation, listing optimization, scheduling photos, and updating platforms, • Oversee compliance with local, state, and federal regulations for both short-term and long-term rentals, • 2–5 years experience in property management with a mix of short-term (Airbnb/VRBO) and long-term leasing, • Strong understanding of real estate regulations, tenant laws, and rental compliance, • Experience drafting leases, contracts, and rental agreements, • Proficiency with property management software and booking platforms (e.g., Airbnb, VRBO, Hostaway, Guesty, AppFolio, Buildium, etc.), • Strong analytical skills for market trends, seasonal shifts, revenue forecasting, and pricing strategies, • Excellent communication and customer service skills, • Ability to handle urgent issues, emergencies, and time-sensitive guest needs, • Reliable, organized, detail-oriented, and capable of managing multiple properties simultaneously, • Background in RRE, STR management, LTR leasing, hospitality, or real estate operations, • Knowledge of dynamic pricing tools (PriceLabs, Beyond, Wheelhouse), • Experience with property maintenance coordination, • Strong writing skills for creating guest instructions, listings, and policy documents, • Competitive pay w/ bonus incentives., • Start at $18/hr for 60-days, • $20/hr for the remainder of 6-months, • $22/hr beyond 6-months, • For each 1-3mo lease you get $100 bonus, • For each 3-11mo lease you get $250, • For each 1yr+ lease you get $500, • If you execute more than 3 LONG TERM (1yr+) leases in one calendar week, every lease AFTER the 3rd you receive an additional $250 per
