MAINTENANCE TECHNICIAN The Maintenance Technician performs technical and mechanical tasks to ensure that the property's buildings, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards. RESPONSIBILITIES INCLUDE: • Completing work orders for resident requests and preventive maintenance., • Conducting inspections to ensure quality and address property needs., • Preparing vacant apartments for new tenants., • Managing inventory and ordering supplies., • Maintaining documentation., • Assisting in grounds upkeep., • Supporting cost-cutting efforts., • Participating in safety protocols., • The ability to diagnose and repair mechanical issues within buildings and common areas, • This includes troubleshooting problems, making repairs in compliance with safety standards and codes, and performing preventive maintenance to ensure functionality., • Thoroughness in completing tasks such as pre-move-out inspections, maintenance work orders, and documentation, • Managing inventory, scheduling vendors and contractors, obtaining supplies, and keeping track of materials used, • Adhering to safety protocols and regulations, participation in safety meetings, and prompt reporting of accidents or incidents, • Effective communication with management, residents, vendors, and contractors is necessary for coordinating work, addressing concerns, and ensuring that property needs are met efficiently., • Must have or be willing to obtain EPA certifications Type I and II or Universal for refrigerant recycling, • Must have valid driver's license to operate a golf cart on the property, • Employees must be able to physically access all exterior and interior parts of the community and amenities., • Employees must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance., • Employees must have all licenses and/or certifications as required by State and Local jurisdictions., • Employees must have valid driver's license to drive while visiting property.
