Job Description The Commercial Construction Carpenter is responsible for specialty jobs on various commercial properties. The Commercial Construction Carpenter is required to interpret construction plans, form and install concrete and foundations, floors, ceilings, and roofs using multiple materials including steel, metal, and wood. Responsibilities: The Commercial Construction Carpenter’s duties typically include and without limitation: • Perform a variety of trade duties including rough and finish carpentry, drywall, roofing, and a variety of other commercial building work., • Installation of all types of hardware and equipment., • Execute a variety of steel stud framing projects as assigned., • Perform finish carpentry tasks and install doors with hardware, FRP, and cabinet installation., • Load and unload construction supplies from trucks both manually and with use of equipment., • Dig trenches, backfill holes and compact earth in preparation for construction projects., • Build scaffolds, barricades, bracing, and other structures., • Operation of concrete mixers, jackhammers, saws, and more., • Supports in the maintenance of commercial properties plumbing, electrical, mechanical, and maintenance needs including coordinating specialty services when needed., • Participate in training to ensure skills are maintained., • Clean and prepare job sites by removing debris and possible hazards., • Complete make-ready process of vacant spaces as directed by Management., • Complete special projects as directed by the Property Managers and Supervisors., • Order and purchase supplies, rental equipment, and contract work according to required purchasing and bidding procedures., • Ensures strict adherence to the property key control policy, ensuring that keys are returned as required., • Regularly inspects job site for safety and security issues, including, but not limited to non-functioning lights, ground and trip hazards, broken fences, exposed wiring, potholes, and sewer line breaks., • Follows up with department supervisors to ensure that construction issues are dealt with in a timely manner and that proper follow-through is done., • Collaborates with all staff and vendors to maintain a team that works together to achieve company objectives., • Ensures adherence to company safety standards, policies, and procedures. Ensures team correctly wears and uses proper safety equipment, as required. Also, ensures that all safety inspections are completed as requested and ensures adherence to all company policies., • Diagnose problems, replace, repair parts, test and make adjustments as needed., • Maintain the care and upkeep of warehouse equipment and specialty tools., • Use a variety of hand and power tools, machines, power saws and material handling equipment in performing duties., • Maintain required work records which includes verifying accurate billable hours for each property and logging in the hours of work for accurate timekeeping records., • Takes direction and responds cooperatively to supervision., • Comply with all company rules and regulations stated in the Philco Building Maintenance, Inc. handbook., • Experience in performing general labor and construction., • Build or take apart bracing, metal stud frames, and other structures., • Concrete repairs/laying foundation., • Precise shimming of doors, cabinets, and floor joists., • Fence repairs and installations., • Ability to solve problems quickly and efficiently., • Knowledge and ability to use basic office equipment and computer software, such as Microsoft Office, Excel, and Internet Explorer., • Excellent verbal, written, and interpersonal communication skills., • Ability to work both independently and in a team environment., • Diagnose problems, replace, or repair parts, test and adjust., • Complete minor electrical and plumbing repairs., • Indoor/outdoor painting., • Maintain the care and upkeep of equipment, tools, and company property., • Properly follow company and CAL/OSHA safety procedures. Bring problems to the attention of management., • Report to work regularly and on time. Job-Related Experience: 5-10 years of construction experience required. Hours and Days of Work This position is typically Monday through Friday however projects can be scheduled on Saturday and Sunday. Your schedule will be given to you by the Construction Manager. The shifts are 8 hours a day. It is required to take a half an hour lunch break that is unpaid and two ten-minute breaks that are paid. Special Requirements Possession of or ability to obtain and maintain: • A valid state driver’s license with no major violations within the last 3 years., • Valid car insurance needed. While performing the duties of this job, the employee is: Regularly (2/3 or more total time) required to: • Lift 30 - 50 pounds for 10 to 40 feet., • Bend or retrieve an item on the floor., • Stand for several minutes at a time for up to 8 hours a day, • Walk 10 to 40 feet up to 8 hours a day, • Talk and hear in person and on the telephone, • Kneel WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
