Essential Duties and Responsibilities: • Perform and oversee routine, preventive, and corrective maintenance of buildings, equipment, and common areas., • Inspect property regularly to identify maintenance needs, safety hazards, and repair requirements., • Troubleshoot and repair plumbing, electrical, HVAC, irrigation, lighting, and general building systems as appropriate., • Coordinate and monitor maintenance schedules for elevators, fire systems, generators, pools, and other property assets., • Respond promptly to maintenance requests and emergency situations., • Coordinate with outside contractors and service providers., • Review completed work to ensure quality standards are met., • Assist in obtaining bids and proposals for maintenance projects., • Monitor contractor compliance with property rules, safety requirements, and insurance standards., • Maintain maintenance records, work orders, equipment logs, and inspection reports., • Assist with budget planning and monitor maintenance-related expenses., • Track inventory of tools, supplies, and replacement parts., • Recommend capital improvements and preventive maintenance programs., • Ensure compliance with local, state, and federal safety regulations., • Conduct routine safety inspections and address hazardous conditions., • Assist with emergency preparedness and response procedures., • Maintain knowledge of applicable building codes and condominium association policies.
