Job DescriptionSalary: DOE JOB DESCRIPTION Development Project Manager As a Development Project Manager, you will play a pivotal role in providing project management, design, and analytical civil engineering expertise for a wide range of Development and other civil infrastructure projects. Your primary responsibility will be to manage and design projects in compliance with applicable processes, codes and standards, while meeting customer specifications. This will require your ability to produce, review, or manage the production of design and construction documents for projects, from conceptualization to final construction. You will be an integral part of feasibility studies, designs, and reports, and you will be responsible for preparing, implementing, and assessing contract documents. In addition, you will lead design teams throughout all phases of the project, from bidding to completion, utilizing your leadership skills and technical knowledge to deliver high-quality results. SUMMARY Under general supervision of a Team Leader, a Development Project Manager is responsible for project management and engineering design tasks, including detailed calculations, plan preparation and review, quantity take-offs, cost estimates, technical specification writing, inspections, CAD and other tasks as may be required. ESSENTIAL FUNCTIONS Responsibilities will include but not be limited to the following: • Serve as Project Manager, Project Engineer, and Client contact on projects., • Participate in Business Development activities., • Sign and seal engineering work performed by you or that is performed under your direct supervision., • Research design options codes and regulations applicable to the project and provide schematic level and preliminary designs while working closely with other team members., • Provide detailed final designs and produce mark-ups to incorporate in drawings., • Perform engineering calculations, analysis and design., • Produce engineering reports and plans., • May serve as a designated Client contact on some projects., • Perform quantity take-offs and prepare engineer's estimates for projects., • Coordinate directly with Surveyors on project surveying., • Coordinate directly with CAD Designers activities., • Coordinate work with outside consultants., • Utilize AutoCAD and/or Microstation software to prepare engineering design documents and basic drawings., • Perform field activities during design and/or construction such as observe and record existing field conditions, take and verify measurements within project area as necessary., • Prepare construction specifications for various types of projects., • Review shop drawings and material certifications. EDUCATION/EXPERIENCE/LICENSURE Bachelor of Science degree in Engineering or equivalent from an ABET accredited four-year college or university. Hold a Professional Engineering License in the State of Missouri, or obtain one within six months of employment. About the Role: • The position is responsible for managing daily activities and issues related to completing a construction project, including overall project planning, scheduling, project cost accounting, quality control, contract administration, safety management, labor and equipment resources, and owner and architect relationships., • Oversees construction projects from start to finish using the Crossland Construction pre-planning guide to start each project and developing a Master Project Schedule that is updated monthly and communicated to all subcontractors, suppliers, owners, architects and field personnel., • Develops a Master Variance for accounting of the entire project after the project starts using the CCC master variance guidelines and ensures all bills from subcontractors, suppliers, equipment and labor are coded regularly per the Crossland Company Guidelines., • Manages all contracts, pay requests, change orders, RFI’s, ASI’s, with the Owner and Architect in a timely fashion. Follows up with owners on unpaid invoices., • Creates and manages all subcontracts and purchase orders per the Crossland Construction Company Guidelines, and ensures all documents are completed and signed., • Checks shop drawings of all items in a timely manner for accuracy and compliance with specifications. Ensures all items are delivered per the contract schedule so as to not slow field progress. Follows up with architects and engineers to make sure they are not delaying progress per internal schedules.
