Key Responsibilities Portfolio Operations & Property Oversight • Manage daily operations across a diversified portfolio of properties of varying asset types and sizes., • Conduct routine property inspections, identify maintenance needs, and coordinate corrective actions., • Implement preventive maintenance programs and ongoing capital improvement plans., • Serve as the primary point of contact for tenants and residents, ensuring timely, professional communication., • Oversee tenant and resident experience, including move-ins, move-outs, maintenance coordination, and dispute resolution., • Collaborate with the CFO to support annual budget development and capital expenditure tracking., • Prepare and manage operating budgets, monthly reporting, and annual CAM and NNN reconciliations., • Monitor property-level financial performance, including income, expenses, rent collections, leasing activity, and delinquencies., • Coordinate with accounting on rent rolls, deposits, renewals, vendor payments, and reconciliations., • Support leasing efforts by coordinating property tours, renewals, tenant transitions, and occupancy planning., • Drive high occupancy through proactive tenant engagement and retention strategies., • Oversee third-party vendors, including maintenance, janitorial, landscaping, security, and specialty contractors., • Review and negotiate vendor contracts and ensure service levels meet company standards., • Ensure compliance with local, state, and federal regulations, including habitability laws, fair housing, ADA, and fire/life safety requirements., • Maintain accurate property records, insurance certificates, inspection logs, and compliance documentation., • Provide senior oversight of property operations teams and site-level staff., • Ensure operational excellence across all portfolio assets, including buildings, public spaces, waterfront and dock areas, parking facilities, and landscaped environments., • Oversee engineering and facilities management, including MEP/HVAC systems, preventive maintenance, and safety programs., • Support the COO throughout the development lifecycle of Jerico portfolio projects, from entitlement through delivery, including budgeting, scheduling, risk management, and consultant oversight., • Direct tenant coordination and construction delivery efforts, ensuring timely landlord and tenant improvement completion in compliance with design criteria and lease requirements., • Support project controls, monthly lender draw processes, contract administration, and stakeholder reporting., • Support brand strategy, community engagement, public relations, and marketing initiatives across the portfolio., • Assist with sponsorships, naming rights, pop-up leasing, event programming, and other non-traditional revenue initiatives., • Partner with the CFO and Controller on capital planning, portfolio budgeting, financial reporting, and pro forma modeling., • Support underwriting, scenario analysis, and feasibility evaluations for new projects and acquisitions., • Monitor portfolio performance metrics, including operating expenses, CAM/NNN recoveries, and key financial KPIs., • Serve as a key representative of the portfolio to government agencies, lenders, investors, community stakeholders, and institutional partners., • Coordinate with permitting agencies, municipalities, consultants, and contractors as required., • Support the continued scaling and evolution of the firm’s development and management platform through evaluation and execution of strategic growth initiatives., • Contribute to platform design, operational standardization, team and vendor structuring, and development of repeatable systems to support expanded development, management, advisory, or partnership-based services, as aligned with firm strategy., • Support and oversee onsite staff, including assistants, maintenance, and janitorial teams, through coaching, scheduling, and performance management., • Develop and maintain operational procedures, controls, and best practices across the portfolio., • Foster a performance-driven, collaborative culture grounded in professionalism, accountability, and continuous improvement., • Establish clear goals, performance metrics, and accountability frameworks across operational functions., • 6+ years of progressive experience in real estate operations, property management, asset management, development, or a related field, with responsibility across multiple asset types., • Demonstrated experience overseeing diversified portfolios, including office, retail, residential, mixed-use, or destination-oriented assets., • Strong operational leadership background, including vendor management, budgeting, CAM/NNN reconciliations, and regulatory compliance., • Experience supporting or leading development, redevelopment, capital improvement, or tenant improvement projects., • Solid financial acumen, with experience preparing and managing operating budgets, forecasting, and interpreting property-level financial reports., • Ability to operate effectively across disciplines, including leasing, construction, finance, marketing, and stakeholder relations., • Experience working directly with ownership, executive leadership, lenders, consultants, and public agencies., • Proven ability to build processes, improve systems, and scale operations in a growing or evolving organization., • Strong written and verbal communication skills, with the ability to represent assets and the firm professionally to internal and external stakeholders., • High level of judgment, accountability, and discretion, with a hands-on, solutions-oriented mindset.
