We are actively hiring one or more Senior Commercial General Managers in San Francisco, CA to step into newly created roles tied to Presidio Bay Ventures’ expanding portfolio. These positions will oversee Class A office properties that Presidio Bay Ventures is currently repositioning into premier assets set to define the next market cycle. Senior Commercial General Managers will lead daily operations, serve as the primary point of contact for tenants and vendors, and ensure each property delivers Presidio Bay Ventures’ standard of excellence. This is a unique opportunity to join an established Bay Area development and investment firm with a rapidly growing presence. You will work on high-profile projects already underway, gain direct mentorship from senior leadership, and play a central role in redefining what Class A office environments can deliver in today’s evolving market. This is a full-time, salaried position with an expected base salary range of $160,000–$180,000 per year, with final compensation determined by experience and qualifications. An ideal candidate will have class A high rise office experience. Please note that individuals with only residential property management experience will not be considered at this time., • 2+ years of experience directly managing a team, • Experience in real estate development and project management is a plus., • CA Salesperson license required, • Computer skills including internet, Microsoft Office Suite, Google Workspace and Yardi. Kardi, MRI and Building Engines experience a plus. Roles and Responsibilities: • Oversee all aspects of daily property operations, including onsite staff and vendor management, ensuring the building is maintained in first-class condition and in compliance with company standards., • Conduct regular property inspections to monitor conditions, identify maintenance needs, and coordinate with engineers, maintenance staff, or construction managers to ensure timely repair and upkeep., • Maintain and manage all service contracts, including initiating new agreements, monitoring performance, and terminating contracts when appropriate., • Maintain and monitor compliance documentation to confirm that tenants and vendors have current certificates of insurance on file and that all required coverage is in place., • Perform due diligence functions such as lease audits, property inventory, and service contract reviews., • Foster and maintain strong tenant relationships through proactive communication, clear responses to inquiries, and consistent delivery of PBV’s customer service standards., • Administer lease obligations and site policies, including handling tenant requests, complaints, and disturbances to resolution., • Oversee tenant move-ins and move-outs, ensuring a smooth transition, accurate documentation, and compliance with lease terms., • Monitor and track tenant service requests and maintenance issues to ensure timely response and resolution, with proper billing where applicable., • Prepare and distribute tenant correspondence, including building notices, operational updates, and planned activities., • Conduct and analyze tenant satisfaction surveys to identify areas for improvement., • Maintain accurate incident reports, documenting emergencies or significant issues, and report critical matters to ownership., • Lead property accounting functions, including rent collection, payables processing, tenant billing, and resolution of delinquencies., • Prepare, implement, and manage the annual property budget; monitor operating performance against budget and provide variance reporting as required., • Prepare and reconcile Common Area Maintenance (CAM) estimates and reconciliations, ensuring accuracy of all caps, exclusions, and allocations., • Review monthly financial statements, prepare variance reports, and support the Asset Manager with reporting packages, executive summaries, and investor correspondence., • Provide regular operational and financial reports to the Corporate Accounting department and ownership., • Ensure compliance with company policies, industry regulations, and ownership requirements across all aspects of property management., • Perform additional assignments or special projects as directed by ownership or senior leadership.
