Job Summary As an Assistant Chief Engineer with Clise, you will operate and maintain all building systems, troubleshoot operations failures and re-establish building services; act as building systems expert in recognizing deficiencies in current systems, and understand and explain the impact of implementing changes to current systems or installation of new systems. You will also lead a crew in day-to-day operations and maintenance responsibilities, including scheduling personnel and tracking/reporting budgeted and unbudgeted expenses. Responsibilities include, but are not limited to: • Perform general maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including: pumps, chillers, boilers, air compressors and air handling units., • Maintain operation logs and files, where appropriate, to include: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property., • Apply well-developed knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders., • Maintain ethical, professional and courteous relations with contractors and tenants., • Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member., • Demonstrate comprehensive knowledge of property emergency procedures, including directing building occupants during evacuations, assisting with bomb threat searches, responding to life safety system alarms, and collaborating with emergency authorities and response teams., • Adhere to all property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards and regulations., • Apply knowledge of how each of the components in the building systems relates operationally to one another and modify and/or install new system(s) as needed., • Identify potential causes for failure of a system(s) and prioritize repair processes., • Purchase parts and supplies according to company policy and approved budget guidelines., • Maintain inventory control programs., • Support tenant construction where applicable., • Test, maintain, and keep records to ensure Life Safety systems operate with confidence., • Assist with long-term strategic planning for the property, including budgeting and long-range forecasting., • Support Maintenance staff including, but not limited to: Lighting, Electrical, Plumbing, Mechanical, Décor, Events, etc., • Maintain cleanliness of the shop by leading by example and training subordinate staff. Qualifications Minimum Requirements include: • High school diploma or equivalent from an accredited institution., • At least five years of related experience preferred, one of which with direct supervisory experience., • Related trade certifications and licensing preferred., • Continually develop building engineering and related knowledge., • Maintain sufficient computer skills to effectively administer required engineering programs., • Interact with employees, visitors and contractors with poise and diplomacy., • Develop sufficient computer skills to effectively administer required engineering programs., • Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form., • Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc., • Compute basic mathematical equations., • Communicate effectively both verbally and in writing., • Maintain calm demeanor in emergency situations., • Understand and apply correct usage of all personal safety equipment., • When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate, etc.)., • Supervisory experience required. Physical Requirements • Use olfactory, auditory, and visual senses., • Ability to lift 25 lbs. or more., • Full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)., • Work standing all day., • Climb up and down stairs and ladders. Work Environment • Work indoors approximately 80% of the time and outdoors approximately 20% of the time., • Access remote work areas and confined spaces (i.e., crawl spaces, roofs). Position Type and Expected Hours of Work • Full-time non-exempt position., • Work overtime as business needs deem appropriate., • Meet the shift requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.
