About the Role We are looking for a motivated, full-time Residential Property Manager who can work independently and enjoys building relationships, solving problems, and creating exceptional experiences for property owners and residents. What You Will Do · Manage an assigned residential portfolio of approximately 60-70 doors. · Serve as a primary point of contact for owners, residents, vendors, and team members. · Deliver proactive, clear, and professional communication by phone, email, text, and in person. · Prepare leases and renewals, support resident relations, and maintain accurate documentation. · Coordinate maintenance requests, schedule vendors, track work orders, and follow up through completion. · Oversee turnovers and help ensure vacant homes are ready, marketed, shown, and leased efficiently. · Conduct move-in, move-out, periodic, and other property inspections as needed. · Prepare owner updates, reports, and accurate property records in company systems. · Assist with lease compliance, notices, move-in/move-out documentation, and security deposit details according to company procedures and applicable requirements. · Identify opportunities to improve operations, resident satisfaction, owner satisfaction, and team efficiency. Required Qualifications · Minimum 3 years of residential property management experience, preferably managing a portfolio of similar size. · Excellent written and verbal communication skills. · Strong organization, follow-through, time management, and problem-solving skills. · Ability to work from a professional home office with reliable internet and a desktop or laptop computer. · Comfort using Google Workspace, property management software, email, mobile apps, and other business technology. · Smartphone required; tablet optional but helpful. · Valid drivers license, reliable insured vehicle, and ability to travel regularly for inspections, showings, vendor coordination, and property visits. · Must live within reasonable driving distance of West Seattle and be able to reliably service properties throughout King, Pierce, and Snohomish Counties. · Ability to work independently with minimal supervision while communicating consistently with the team. · Professional judgment and confidentiality when handling owner, resident, vendor, and company information. Preferred Qualifications · AppFolio experience preferred. · Active Washington Real Estate Broker license preferred. Candidates who are not currently licensed must be willing and eligible to become licensed within [insert timeframe] if required for the duties assigned. · Experience with single-family homes, multiplexes, and small apartment buildings. · Working knowledge of Washington landlord-tenant requirements, fair housing practices, leasing, inspections, move-in/move-out procedures, security deposit documentation, and maintenance coordination. · High school diploma or equivalent preferred. Schedule and Work Environment · Full-time position, 40 hours per week. · Primarily Monday-Friday during business hours, with flexible scheduling where business needs allow. · Remote/home-based administrative work with regular field work throughout the service area. · Occasional evening or weekend availability may be needed for showings, inspections, urgent maintenance coordination, resident/owner needs, or time-sensitive property issues. · After-hours emergency expectations or on-call rotation, if any, will be discussed during the interview process.
