Our Project Directors are crucial to our organizational success because they have the ability to estimate and close the sale. This position has a starting salary of $70,000 to $100,000 depending on experience, and UNCAPPED commission potential! \n \n This is a highly compensated position with UNCAPPED commission potential. \n Base Salary Range is $70,000 - $100,000 Commission OTE is $70,000 - $200,000 \n \n What does a Project Director do? They fix broken buildings! \n At BluSky, our core values are Excellence, Teamwork, Integrity, Innovation, Empathy, Passion, and most of all FUN! \n \n The construction Project Director is responsible for estimating, closing the sale of, and managing restoration projects. The Project Director works closely with owners and managers of commercial, multifamily, senior living, healthcare, hospitality, and residential properties damaged by man-made or natural disasters to develop cost estimates for restoration, renovation, environmental, and roofing services. The Project Director is the quarter back of the project, ensuring that budgets and projects are on track through completion. \n \n\nPrincipal Accountabilities\n\n • Sales\n, • Revenue\n, • Profit Margins\n, • AR & Collections\n, • Managing near-term opportunities\n, • Business Development Activity\n, • Estimating Proficiency\n, • Customer Satisfaction\n, • Working with and coordinating with internal teams\n\nDUTIES & RESPONSIBILITIES:\nSales:\n\n, • Meet or exceed monthly and yearly sales goals\n, • Negotiate and execute contracts on behalf of the company\n, • Selling all services that BluSky offers\n, • Convert opportunities into sales\n, • Track and Measure sales and sales opportunities in our CRM and Tracking Sheets\n\nRevenue:\n\n, • Oversee and expedite revenue production in accordance with monthly goals\n, • Work with all members of the project team to ensure timeliness of deposit, progress, and final billings\n, • Provide oversight and direction to the Project Manager in production of revenue\n, • Review and collaborate with Project Team on Project schedules\n\nProfit Margins:\n\n, • Develop and take ownership of the project budget in compliance with vertical target margins\n, • Ensure the accuracy of the budget and modify it during the course of the project, if conditions warrant\n, • Seek to improve project profitability by judicious use of vendors, in-house labor, and material suppliers\n, • Supervise and monitor project costs to ensure margin integrity\n\nAR & Collections:\n\n, • Intentional conversations at the beginning of each project outlining the AR process and setting expectations with the customer for collections\n, • Review and understand specific program's for invoicing, payment terms, conditions, and process\n, • Perform weekly collection calls on all accounts\n, • Weekly reviews for A/R Aging to proactively manage the accounts, monitor lien rights, and follow through on assignments\n, • Maintain DSO (Days Sale Outstanding) at or below 75 days\n\nManage Near Term Opportunities:\n\n, • Work directly with clients & claims handling teams to close leads\n, • Maintain robust communication with clients to steer direction toward closing\n, • Document communication and curate all files in the BluSky CRM systems\n\nBusiness Development Activity:\n\n, • Schedule and attend two business development meetings a week with clients, adjusters, building consultants, etc.\n, • Participate in various special events to market BluSky - luncheons, trade shows, award dinners, etc.\n, • Entertain clients as necessary to drive business and close sales\n, • Partner with business development and Vice President in pursuit of all sales\n\nEstimating Proficiency: \n\n, • Accurate sketching of affected areas and use of Matterport technology.\n, • Time and Material (T&M) / Xactimate knowledge (need to be able to explain the T&M bill file & justify Xactimate line items)\n, • Ability to estimate a project to fit all target margins per the service provided\n\nCustomer Satisfaction:\n\n, • Consistent weekly communication with all stakeholders (external and internal)\n, • Setting expectations upfront with the customer\n, • Holding teams accountable to provide updates\n, • Check in with the customer throughout the project\n, • Email communication should have all stakeholders on the thread\n\nWorking and coordinating with internal teams:\nMitigation\n\n, • Coordinate to get the work authorization signed so we can respond timely\n, • Walking the job with the technician team to define the scope of work\n, • Share client feedback/changes in scope\n, • Review daily T&M sheets with the Mitigation operations team\n, • Work directly with the Mitigation operations team\n, • Site visit at completion to confirm all work is completed per client expectations\n\nReconstruction\n\n, • Project Kick Offs confirming scope of work and target budget / margin\n, • Constant communication with the Project Manager (PM) throughout the course of the project\n, • Work with the PM to get timely change orders submitted for approval\n, • Work with the PM to send weekly updates\n\nBusiness Development\n\n, • Communicate with the Business Development Manager (BD) about the new opportunity to get it into Salesforce timely\n, • Keep the BD on all email communication with the mutual client\n, • Update the BD on all changes to the project timely\n, • Help the BD update the NTO list that you are both working\n\nProject Accountants\n\n, • Oversee completed work authorizations so the PA can get the job into Vista\n, • Work with the PA to send out invoices\n, • Work with the PA to upload change orders\n\nQUALIFICATIONS & REQUIREMENTS:\n\n, • 5+ years of Recent marketing/business development and sales experience in the restoration or construction industry with a proven track record of sales growth\n, • Extensive Construction estimating and/or large loss and catastrophe experience\n, • Must be able to attend Business Development networking functions 2-3 evenings a week\n, • Intermediate-level Microsoft Office skills\n, • Experience utilizing Xactimate and other estimating software preferred\n, • Experience with social media platforms such as LinkedIn preferred\n, • Strong written and verbal communication skills required\n, • Strong knowledge of project management, financial processes, and administration required\n, • Strong business ethics, integrity, and the ability to perform in highly autonomous environments required\n, • OSHA 10 or 30, CPR and First Aid certifications preferred\n\nEDUCATION:\n\n, • Bachelor's degree or equivalent experience related to the role is preferred\n\n\nTRAVEL:\n\n, • Minimal out of state travel is required.
