Job Description Role Overview Responsible for overseeing and executing the full upkeep, repair, and appearance of a residential rental property. Ensures all units, common areas, building systems, and grounds remain safe, functional, and well maintained. Leads maintenance operations, manages work order priorities, coordinates vendors, and performs hands‐on maintenance across plumbing, electrical basics, painting, heating systems, refurbishing, cleaning, and general property preservation. Serves as the primary maintenance point of contact for property management and residents. Key Responsibilities • Plumbing maintenance — Lead and perform repairs on leaks, clogged drains, fixture replacements, water heater maintenance, and troubleshooting of complex plumbing issues., • Painting and surface restoration — Oversee and complete interior/exterior painting, drywall patching, wall repairs, and ensure units meet move‐in readiness standards., • Heating and basic HVAC support — Maintain heating systems, replace filters, troubleshoot performance issues, and coordinate licensed HVAC vendors for specialized work., • Refurbishing and unit turnover — Manage the full unit‐turn process after move‐outs, including repairs, cleaning, fixture replacement, cosmetic upgrades, and quality checks., • General repairs — Perform and supervise carpentry, door and lock repairs, appliance troubleshooting, flooring fixes, and minor electrical tasks within safety guidelines., • Cleaning and property upkeep — Ensure common areas, grounds, walkways, and building exteriors remain clean, safe, and visually appealing; oversee seasonal tasks such as snow removal., • Preventive maintenance — Develop and maintain preventive maintenance schedules, conduct routine inspections, identify issues early, and maintain accurate logs of completed work., • Emergency response — Lead response to urgent maintenance requests, ensuring prompt, professional, and effective resolution., • Vendor coordination — Serve as the primary contact for external contractors; obtain quotes, schedule work, supervise on‐site activity, and verify completion to required standards., • Safety and compliance — Enforce building codes, safety protocols, and property management standards; ensure all maintenance activities meet regulatory and company requirements., • Work order management — Prioritize, assign (if applicable), and complete maintenance tasks efficiently while maintaining clear communication with property management., • Inventory and equipment oversight — Manage tools, supplies, and materials; track usage and ensure adequate stock levels for ongoing operations.
