Job Description Qualifications: • Education, Experience & Location: High school diploma or GED required; associate degree from a technical college preferred. Minimum of 10 years of full time remodel and building maintenance experience. Must have HVAC EPA certification. Must live within 15 minutes of Athens, GA., • Technical Skills: Highly proficient in HVAC, plumbing, electrical systems, carpentry, and general household repairs. Highly proficient in painting, drywall, flooring (wood, LVP, tile & carpet), deck repair, siding, minor roofing, exterior trim, window replacement and wood rot repair, • Tools & Transportation: Must have own tools and a reliable work truck. Valid driver's license and dependable transportation required., • Technology & Communication: Strong written and verbal communication skills, ability to explain solutions to residents, and proficiency in using mobile applications for tracking, scheduling, and communication., • Work Ethic & Flexibility: Must be self-motivated, capable of working independently, and able to multitask efficiently. Flexible schedule with availability for evening, weekend, and emergency work., • Professionalism & Customer Service: Must maintain a professional appearance and be customer service-oriented, ensuring positive interactions with residents and team members., • Background Check: Must have a clean criminal background and be able to pass a background check., • Routine Maintenance & Inspections: Conduct inspections of units, common areas, building exteriors, and equipment to identify and address maintenance needs., • Troubleshooting & Repairs: Diagnose and repair issues with HVAC, electrical, plumbing, appliances, and mechanical systems., • Remodel and light construction: All aspects of interior remodel work, interior trim, door installation, window installation, siding replacement and light framing., • Project Management: Plan, schedule, and execute maintenance projects, ensuring they stay within timelines and budgets., • Vendor Coordination: Consult with management to engage external vendors when specialized repairs are needed, reviewing estimates and providing recommendations., • Communication & Reporting: Maintain regular communication with the Property Manager, providing written updates on project statuses, challenges, and resolutions., • Customer Service: Respond promptly to tenant maintenance requests, ensuring high-quality service and assisting with residential painting projects as needed., • Move-In & Turnovers: Prepare units for new tenants by ensuring all fixtures and amenities meet company standards., • Safety & Compliance: Follow strict safety protocols and regulations while performing maintenance tasks., • Collaboration: Work with property management to plan and implement maintenance improvements and long-term property enhancements.
