Job Description Position Summary The Maintenance Technician is responsible for ensuring a safe, well-maintained, and high-quality living environment for residents. This role performs skilled maintenance, completes unit turnovers, addresses work orders, and maintains all common areas and building systems with professionalism and efficiency. The position works closely with the maintenance team and property leadership to support daily operations and resident satisfaction. Key Responsibilities General Maintenance & Repairs • Perform technical repairs related to plumbing, electrical, HVAC, appliances, and general maintenance., • Troubleshoot and complete work orders in a timely, professional manner., • Maintain safe operation of tools, equipment, and property structures., • Support preventive maintenance programs for building systems. Unit Turns / Make-Readies • Complete apartment turnovers within 3–5 business days., • Tasks include: installing blinds, changing filters and bulbs, replacing drip pans and door stoppers, caulking, and general repair needs., • Ensure units are clean, functional, and move-in ready. Common Area & Exterior Upkeep • Maintain cleanliness of breezeways, hallways, stairwells, entrances, and amenity areas., • Sweep, mop, vacuum, clean windows, empty trash, and remove debris., • Pressure wash sidewalks, stairs, and breezeways as needed., • Keep light fixtures clean; remove stains, trash, and spider webs., • Straighten pool furniture and maintain pool deck cleanliness., • Monitor exterior building conditions (roof, siding, shutters, etc.). Tools, Safety, & Organization • Maintain a clean, organized work environment., • Follow all safety procedures and purchasing guidelines., • Log and track newly purchased tools/equipment., • Assist with additional tasks as assigned by onsite leadership. Skills & Qualifications • EPA/HVAC Certification required, • Strong experience in plumbing, electrical, HVAC, appliance repair, and general maintenance, • Ability to lift 45–50 lbs, climb stairs, bend, squat, and stand for extended periods, • Comfortable working outdoors in high temperatures and varying weather conditions, • Ability to communicate clearly with residents and staff, • Ability to work independently and as part of a team, • Strong attention to detail, time management, and problem-solving skills, • Reliable transportation, valid driver’s license & tools, • Must be able to maintain professionalism in stressful or high-volume situations, • Ability to maintain confidentiality Working Conditions • Frequent outdoor work in hot or extreme temperatures, • Exposure to dust, chemicals, and standard maintenance conditions, • Required to lift, push, pull, climb, twist, and use tools regularly
