Job Description:\n\nJob Title: Assistant Chief Engineer Job Description The Assistant Chief Engineer supervises, leads, and supports the operation, maintenance, troubleshooting, and repair of facility equipment across all HVAC, plumbing, electrical, and other building systems in a customer-facing commercial property. This role combines hands-on technical work with leadership responsibilities, ensuring safe, reliable, and efficient building operations while providing excellent service to tenants and stakeholders. ResponsibilitiesSupervise, lead, and support daily operations related to HVAC, plumbing, electrical, and other building systems, ensuring consistent and reliable facility performance.Perform ongoing preventive maintenance and repair work orders on mechanical, electrical, plumbing, and other installed systems, equipment, and components.Use the Computerized Maintenance Management System (CMMS) to manage, track, and complete preventive and corrective maintenance tasks in a timely manner.Support Operations and Engineering leadership by ensuring work orders and preventive maintenance tasks are completed in compliance with Service Level Agreements and site-specific Key Performance Indicators.Lead and share technical knowledge in HVAC, electrical, plumbing, and other trades with team members to help develop their skills and capabilities.Analyze the operation of various building systems, identify the causes of problems or malfunctions, and implement appropriate corrective actions.Monitor building systems, respond to alarms, diagnose issues, and implement effective resolutions.Diagnose, inspect, repair, and maintain HVAC equipment, including refrigeration and air conditioning compressors, chillers, water cooling towers, pumps, motors, air handlers, and automation/control systems.Diagnose, inspect, repair, and maintain plumbing systems and components such as restroom fixtures, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps.Diagnose, inspect, repair, and maintain electrical components, including lighting, lamps, ballasts, fixtures, motors, and basic wiring components.Inspect damaged surfaces such as plaster, drywall, water-damaged areas, and ceiling and wall cracks, and perform or coordinate appropriate repairs.Complete special tasks including painting, pressure washing, tenant service requests, special cleaning projects, and general maintenance as assigned.Perform assigned facility rounds and due diligence inspections, proactively reporting conditions that may affect client occupancy or operations and entering work orders for resolution.Participate as a key member of the operations team in the maintenance and repair of building components and equipment.Deliver best-in-class customer service to tenants and agencies by performing work efficiently and with minimal disruption to occupants.Recognize safety hazards and risks in the work environment and propose methods to eliminate or reduce them.Support after-hours building-related activities and respond to emergency service calls as required, including participation in an on-call rotation.Maintain accurate records of building rounds, readings, refrigerant logs, engineering data sheets, and other required documentation, and assist with developing Job Safety Analyses and compliance with OSHA regulations.Work independently when needed, effectively prioritize and complete daily job assignments, and assist other team members with their tasks.Demonstrate proper use and care of tools and instruments, providing hands-on instruction in basic maintenance, safety, and troubleshooting procedures, while modeling professionalism in conduct and appearance.Support a culture of self-performing work in-house where feasible, instead of relying on outside vendors.Maintain a clean, safe, and organized working environment and ensure an adequate inventory of tools, supplies, and personal protective equipment is available.Collaborate with the Chief Engineer to identify, document, and support cost-saving initiatives and efficiency improvements.Serve as Interim Chief Engineer when the incumbent Chief Engineer is unavailable due to vacation, illness, or other absences.Effectively manage and complete Corrective and Preventative Action (CAPA) plans as required.Follow all safety policies and procedures, maintain strict attention to detail on job sites, and complete all required safety training on time.Use Microsoft Office, CMMS, and other internet-based software to document work, communicate with stakeholders, and manage maintenance activities.Attend and successfully complete any required in-person interviews and ongoing training sessions as needed.Perform other tasks and duties as assigned by Operations and Engineering leadership. Essential SkillsHigh school diploma or GED equivalent, plus technical training or degree related to building engineering, HVAC, electrical, plumbing, or a similar field.Minimum of four (4) years of technical experience in all aspects of building engineering, including packaged HVAC, plumbing, electrical, production equipment repair, and general building repair and maintenance.Strong knowledge of overall building system design, applications, and interdependencies between HVAC, electrical, and plumbing systems.Universal EPA/CFC certification for handling refrigerants.Valid Tennessee driver’s license and ability to maintain it in good standing.Hands-on skills and knowledge to complete repairs and maintenance on commercial HVAC systems, including pumps, motors, air handlers, automation and controls, and associated electrical systems, in accordance with applicable codes, laws, and regulations.Ability to diagnose and repair HVAC, plumbing, and electrical issues using industry-standard tools and methods.Ability to arrive on site for emergency service response within approximately 45 minutes.Ability to participate in an on-call rotation and support after-hours building-related activities.Proficiency with Computerized Maintenance Management Systems (CMMS) for managing work orders and preventive maintenance.Proficiency with Microsoft Office applications, including Outlook, Word, and Excel.Ability to use a computer and smartphone, including managing multiple email accounts and internet-based software tools.Strong interpersonal and communication skills, with the ability to communicate effectively both verbally and in writing.Demonstrated ability to provide excellent customer service with professional communication and timely follow-through.Ability to work independently, manage time effectively, and meet schedules and timelines.High level of knowledge of health and safety regulations and the ability to apply and enforce them in daily work.Physical ability to regularly stand, walk, use hands, talk, and hear; frequently reach, stoop, kneel, crouch, or crawl; occasionally sit; regularly lift and move up to 10 pounds; frequently lift and move up to 50 pounds; occasionally lift and move up to 100 pounds; and climb ladders up to 30 feet.Visual abilities including close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.Ability to safely work around moving mechanical parts, heavy equipment, high places, high voltage, and in noisy environments. Additional Skills & QualificationsTwo years of trade school or documented apprenticeship in electrical systems, refrigeration, HVAC, plumbing, or other craft skills is preferred.Experience in commercial HVAC, commercial electrical work, and commercial building maintenance.Experience in facilities maintenance, facility operations, and general building maintenance and repair.Experience with plumbing, boilers, lighting systems, mechanical systems, and troubleshooting complex building issues.Skills in carpentry, drywall repair, painting, and general facility upkeep.Experience with pressure washing, cleaning, and tenant service work in a commercial environment.Familiarity with building automation systems and controls for HVAC and related equipment.Ability to effectively manage and complete Corrective and Preventative Action (CAPA) plans.Strong team orientation, self-starter mindset, and ability to collaborate effectively with engineering and operations teams.Demonstrated ability to recognize hazards, assess risk, and recommend safe work practices.Comfort working in a customer-facing role with the ability to interact professionally with tenants, visitors, and vendors.Ability to serve as Interim Chief Engineer when needed, providing leadership and direction to the engineering team.Experience using hand tools, power tools, and testing instruments safely and effectively.Ability to pass any required background checks in accordance with company standards. Work Environment This role is based at a customer-facing commercial property in Memphis, Tennessee, with a regular schedule of Tuesday through Saturday from 7:00 a.m. to 4:00 p.m. Employees have access to onsite employee parking. Work is primarily performed in mechanical and equipment rooms, building interiors, and outdoor areas, including exposure to possible extreme weather conditions. The position involves frequent work around moving mechanical parts, heavy equipment, wet or humid conditions, high and sometimes precarious places, fumes or airborne particles, outside weather, high voltage, vibration, and occasionally toxic or caustic chemicals, extreme cold, and extreme heat. The noise level is usually loud. The role requires regular standing, walking, climbing ladders up to 30 feet, lifting and moving heavy objects, and performing physically demanding tasks. Standard industry tools, hand tools, power tools, testing instruments, CMMS software, Microsoft Office, computers, and smartphones are used daily.
