Job Description FLSA Status: Exempt Reports to: Vice President of Administration & Finance Schedule: Monday-Friday, 40+ hours per week, generally aligned with the core administration hours, however schedule may include early morning, evening, and weekend hours as needed. Position Summary As a key member of SBN’s leadership team, the Assistant Vice President of Properties will work under the general supervision of Vice President of Administration & Finance to manage the full real estate portfolio, and oversee business, and commercial development activities of the Authority, inclusive of growing and maintaining good partnerships with concessionaires, tenants and other business and community partners, with emphasis on maximizing revenue generation and return on investment. Essential Duties & Responsibilities • Propose and implement strategies to maximize revenue generation from Authority’s assets, enhance existing, and develop new lines of business with revenue generating potential., • Manage the overall real estate portfolio, tenant affairs, concessions, and other aeronautical and non-aeronautical lines of business., • Develop and foster partnerships with concessionaires, tenants, and other business partners with focus on maximizing business potential., • Provide general direction and supervision to the Properties Manager related to the Authority’s properties services functions including managing agreements, leases, contracts, amendments, and permits and overseeing conformity with approved terms and conditions., • Develop operating procedures for business and properties management., • Monitor the insurance and risk management functions for the Authority including public liability, automobile, special equipment, and property., • Manage the Foreign Trade Zone (FTZ) program administered by the airport for six surrounding counties., • Partner with other departments to develop plans and strategies for cohesive execution of growth strategies., • Assist with emergency response and management functions as needed for accidents, incidents, natural disasters, etc., • Support and encourage the Authority’s Mission, Vision and Values Statements. Minimum Qualifications / Functional Requirements • Bachelor’s Degree, from an accredited college, in Business Administration, Business Development, Marketing, or a related field required. Master’s in Business Administration or other graduate degree is desirable., • Seven (7) to ten (10) years’ experience in progressively responsible commercial real estate, business development roles, with at least five (5) years’ experience at a management level preferred. Experience with airport, governmental, or nonprofit environment is a plus. Demonstrated understanding of commonly known practices for Business Development in public sector/airports desired., • Must possess and maintain a valid United States, state issued, driver's license., • Must complete and pass a comprehensive background and Criminal History Records check and be able to obtain and maintain security and access credentials., • Must pass a pre-employment drug screening., • Position is required to occasionally drive Airport Authority vehicles on Airport grounds and public roadways., • Must have ability to use problem-solving techniques, to organize and prioritize, to maintain confidentiality, and to listen and communicate effectively both verbally and in writing., • Demonstrated ability to deal with the public and business partners effectively and to represent the Authority in a professional manner. Able to prepare and present concise and accurate reports and make public presentations., • Must be a self-starter, highly organized, and able to work well with others at all levels both internally and externally., • Must be able to use Microsoft Office and other business-related applications., • Must be able to make quality decisions based on sound judgment; to manage time effectively; to conduct research for special reports; and, to organize complex information in an accurate, systematic way., • Must be able to adapt to and manage organizational change, and to develop effective working relationships with others., • Must be willing to travel and professionally represent the Authority. Position works both in an office setting and occasionally outdoors with exposure to a variety of temperatures and weather conditions. The noise level inside is usually quiet to moderate and outside may be moderate to loud. Exposure to dust, grease, excessive noise or vibration, and/or noxious gas or fumes may be occasionally expected. All work areas and Authority vehicles are smoke free. Physical Requirements • Must be able to remain in a stationary position for extended periods of time, often alternating between sitting and standing., • Ability to lift and carry items weighing up to 20 pounds, along with occasional kneeling, crouching, and bending., • Ability to walk, reach with hands and arms, and occasionally climb stairs., • Ability to frequently operate a computer and other office equipment., • Ability to communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations., • Ability to hear, understand, and distinguish speech and/or other sounds., • Vision abilities required include close, distant, color, peripheral, depth, and the ability to adjust focus.
