Job Description Airport Maintenance FLSA Status: Exempt Reports to: AVP Maintenance & Operations Schedule: Monday-Friday, 40-hours/week. Schedule may vary including evenings, weekends and holidays depending on departmental needs. Salary: $75,000-$85,000/annually Position Summary Under the general supervision of Assistant Vice President of Operations and Maintenance, this position is responsible for the facility management of SBN Terminal, Concourse and other Airport Authority buildings to include the maintenance, repair, and general mechanical services. This position will be a working leader, able to perform tasks and assist staff as needed. The work requires extensive knowledge and experience relating to the management and leadership of full spectrum building maintenance, and contract management activities. The incumbent will be able to demonstrate the ability to couple proven technical ability with leadership expertise to effectively lead and manage skilled staff, infrastructure and systems. and other allocated resources. Essential Duties & Responsibilities Examples of duties may include, but are not limited to: • Coordinate and manage the overall maintenance and repair of the passenger terminal, concourse and other facilities and grounds under the responsibility of the Authority. Areas of responsibility include but are not limited to such fields as electric power and lighting, plumbing, heating, paving, masonry, painting, welding, sheet metal, HVAC and carpentry., • Assist the Assistant Vice President of Operations and Maintenance in developing and maintaining a Capital Improvement Plan (CIP) to include a vehicle/equipment replacement program for the terminal., • Make budget recommendations to the Assistant Vice President of Operations and Maintenance with respect to items concerning the Maintenance Department - Terminal., • Track and maintain an approved budget for the terminal maintenance., • Ensure that all tasks and projects assigned are completed and meet deadlines., • Communicate through various means, in a timely manner, to department leadership and utilize good judgement as to timing and means in how such communications occur., • Identify and prioritize terminal maintenance tasks and projects based on leadership direction, necessity, and experience., • Participate in collective bargaining planning meetings and attend negotiations to ensure appropriate administration of the contract including disciplinary action and grievance handling., • Participate in hiring process, interview candidates for open positions and make recommendations for final selection., • Ensure snow removal of airport Landside is performed safely and in a timely manner. Must be available to participate in snow removal operations., • Coordinate and communicate effectively with airport tenants regarding any work or interruption of service that could affect them or their customers., • Direct the assignments of the Night Shift Maintenance Supervisor - Terminal to ensure tasks and projects are completed., • Conduct performance evaluations with all direct reports creating a professional development plan., • Coordinate with Airport Operations leadership and personnel to ensure safety and continuity of Airport operations., • Monitor frequently the condition of terminal building and other airport property regarding presentation, cleanliness, sanitation, safety, and efficiency., • Directly manage and oversee the work of the Night Shift Maintenance Supervisor – Terminal., • Report verbally and in writing, as needed, to Assistant Vice President of Operations and Maintenance regarding work completed and needed., • Inspect and monitor work performed by others (ex. contractors) for the airport and tenants (as appropriate) to ensure proper installation, maintenance, repairs, etc., • Purchase supplies and equipment as needed and authorized., • Drive equipment on ramps, taxiways, aircraft parking areas, and safety areas. Must communicate and follow radio directions from the air traffic control tower., • Develop, train, and provide leadership for subordinate staff. Develop and maintain work schedules of terminal maintenance personnel., • Work with Airfield Facilities Superintendent to prioritize staff and airport resources to meet overall airport goals and to coordinate maintenance of airfield buildings and Public Safety building., • Assist in determining and administering equipment and facilities replacement parts using cost-benefit analysis and author equipment and parts bids and quote specifications., • Negotiate annual pricing of supplies and services. Maintain buildings within area of responsibility including electrical, HVAC, overhead doors, etc., • Established and implement a preventative maintenance program for all airport systems and equipment to include generators and pax bridge, etc., • Coordinate with Executive Staff on special projects or tasks as needed., • Develop and maintain intra and inter departmental cooperation and teamwork. Represent the Airport Authority in a professional manner. Perform the same duties as those supervised as needed., • Ability to provide exceptional customer service and interact with passengers to include those who may be emotionally distressed and/or have disabilities (hidden or otherwise)., • Support the Airport Authority's mission, vision, and values statements in all aspects of work. Minimum Qualifications / Functional Requirements • Five (5) years minimum of experience in commercial building maintenance and/or construction or closely related field., • At least three (3) years of experience in supervising persons and directing work., • Knowledge and experience in the commercial building trades (ex. Mechanical, electrical, plumbing, carpentry, etc.) preferred but not required., • High School diploma, GED, or equivalent education., • Must possess and maintain a valid United States, state issued, driver's license., • Must complete and pass a comprehensive background and Criminal History Records check and be able to obtain security and access credentials., • Must pass a pre-employment drug screening and physical., • Must be able to obtain Airfield “Movement Area” driving certification for controlled access to all surfaces (runways, taxiways, aprons, etc.) within six (6) months of employment. Training to be provided., • Knowledge of methods, tools and materials in the repair and maintenance of facilities., • Knowledge of FAA and TSA regulations as applicable to Airport Authority buildings, funds, and resource utilization., • Knowledge of safety precautions and best management practices., • Knowledge of Airport snow removal practices and operations as outlined in the Airport’s Snow and Ice Control Plan (OJT)., • Must be capable of working on technical airport-related operating equipment with the highest degree of safety., • Ability to supervise the work activities of personnel., • Ability to read and understand building schematics., • Ability to record and document work performed and/or installed or modified., • Ability to operate and perform work on aerial lifts to a height of 50 feet., • Knowledge of occupational safety rules, regulations and best practices., • Knowledge of the operation and routine maintenance of vehicles and equipment used in performance of duties., • Knowledge of tools and equipment required to complete the above listed tasks., • Knowledge of two way radio communication skills utilizing aviation radio procedures and use of the phonetic alphabet (OJT)., • Knowledge of materials, methods and techniques used in building and ground maintenance as appropriate to the required duties., • Knowledge of hand tools and tools applicable to normally assigned tasks., • Ability to understand, speak, read, and write fluent English., • Ability to receive, understand and follow verbal and written directions., • Ability to establish and maintain effective working relationships with peers, supervisors, Airport tenants, vendors and contractors., • Ability to respond to emergencies in a timely manner., • Ability to operate independently and/or within a team environment., • Ability to work in a fast paced maintenance environment. This position works both in an office environment and outdoors and is exposed to all weather conditions. Work both inside and outside may at times be exposed to moderate to loud noise levels. Exposure to dust, grease, excessive noise or vibration, and/or noxious gas or fumes may be rarely expected. All work areas and Authority vehicles are smoke free. Physical Requirements • Ability to walk, work on unstable soil conditions, bend, kneel, squat, stoop and crawl, occasionally for long periods of time., • Ability to remain in a stationary position for constant and prolonged periods of time, often alternating between sitting and standing, and frequently operating a computer and other office equipment., • Ability to lift and carry items weighing up to and including 75 lbs., • Ability to climb ladders and stairs and perform overhead and outstretched lifting., • Vision abilities required include close, distant, color, peripheral, depth perception, and the ability to adjust focus. Vision acuity of 20/40 corrected or better. Must be able to see and work at night and in dimly lit conditions as necessary and have the ability to see and read letters, numbers, characters, symbols, and identify colors., • Work performed requires the ability to speak and hear, understand and distinguish speech and/or other sounds., • Ability to use small hand tools which require the use of hands, wrists and fingers.
