The Position: The Project Manager is the primary point of contact for our clients and a key support role for the construction team, working on nearly every aspect of the project from pre-construction through close-out and warranty. A PM’s focus should be setting up the ops team for success, hitting the budget & schedule, and ensuring the best possible client experience. As change is a constant in construction, a key part of this role is foreseeing possible challenges and making constant decisions on what to charge for various change to scope and materials in order to maintain the client relationship and the Concrete Curb and Paving reputation for integrity, while also ensuring project profitability targes are met and any potential losses are minimized. Required Qualifications: • Minimum of three years experience as a Project Manager, Superintendent or other similar role and scope, • Extensive knowledge of heavy civil construction from a planning perspective including but not limited to:, • Ability to foresee project flow from several stage prior to CCP involvement to several stages after CCP’s work is complete, with a thorough understanding of how each scope affects another, • Ability to foresee problems before they become an issue, • Demonstrated knowledge of all aspects of the construction process, • Big picture understanding of business, profit and loss, crucial prioritization, project risk and opportunities, • Superior communication, emotional intelligence, and soft leadership skills, • Excellent communication, organizational, and time management skills with the ability to manage multiple complex problems at a time., • Highest level of integrity, including ethical business practices and a commitment to excellence, • Self starter with the ability to work with little supervision, • Ability to read and interpret plans and specifications, • Proficient in use of Microsoft Office Suite including MS Project, • Undergraduate degree in engineering, construction management, or similar discipline, • PMP, CCM, or ACI certifications, • Spanish as a second language, • Proficient in Bluebeam, • Proactively address and resolve project issues, assessing situations to determine the importance, urgency and risks, and make clear decisions which are timely and in the best interest of the organization, • Partner with operations team to review the quality of the work completed with the project team on a regular basis to ensure that it meets CCP’s standards and specs, utilizing soft leadership skills to navigate changes or potential problems., • Know the client’s schedule goal, over communicate our schedule with client and/or downstream and upstream subcontractors, and keep a running punch list of items needed to close out a project., • Communicate w/ operations manager & foreman project expectations, changes, risks and pour strategy, • Communicates information, solutions, and opportunities to the entire team when necessary, • Remove roadblocks not in our control- ie correct grade and design issues before mobilizing in, • Daily responsible for scheduling initial concrete orders, municipal inspectors for concrete pours and proof rolls, concrete testers and subgrade compaction/density testing and meet maximum production and efficiency goal., • Order survey marks and locates to ensure safety of crews and compliance, • Schedule non-standard items such as traffic control, saw cutting, concrete pump trucks, etc, • Buy out of non-standard project materials such as chase drains, unusual detectable warning plates etc, • Assist with project setup by ordering permits, plans, water meters, billing setup etc, • Compiles daily Work in Progress reports with daily production rates, man hours and major materials to track & forecast job profitability vs budget, • Manage project billing, with special attention to cash flow and bill deadlines, • Manage and negotiate change orders, • Assist with cost accounting of POs, • Assist with value engineering efforts, • Assist with internal process improvement efforts This position will have project accountability, without being continually on site and without direct authority over all related employees. As such, this individual must be skilled in soft leadership skills, including inspiring people to perform, and presenting advice clearly in a way that brings people on board in a collaborative effort to succeed. Physical Demands and Work Environment: Ability to sit, stand and walk for extended periods of time, including uneven terrain on work sites when needed. Ability to push, pull, and lift items up to 50lbs. Ability to maneuver paperwork and read a computer screen for extended durations. PMs must continually visit clients and assigned projects, being exposed to weather conditions such as heat, cold, rain, snow as well as uneven terrain.
